    Question Increase of Real Estate Prices in Cebu City.

    I am curious to know how much real estate prices have increased in the past 10 years in Cebu City.

    I understand different projects in an area can increase the value for example SRP, NRP, IT Park. But I am talking of prices in general.

    For example:

    What was the cost of a Condo in Windland Towers when it was first launched. How much is that same condo worth today.

    Also what was the cost of raw land in Cebu City 10 years ago compared to the cost per square meter today.

    Does anyone have solid information on this ? A Graph ?

    bro, katong assigned pa ko sa loans katong una...naa mi gi appraise lot sa mingla....tag 1.5K/sq. m pato year 2001...karon 2010 tag 3.5K/sq na...

    The prices is affected by a lot of factors. government spending/projects, commercial businesses, roads, etc... You'd expect to have a higher price change in metropolitan areas compared to rural areas. Try looking at Colliers International. They do have these kind of information for Metro Manila, but I'm not so sure for the Cebu.

    If you are not trying to sell real estate, why bother with prices?

    check out the zonal valuations of the BIR. A bit on the low side but it gives you a general idea.

    So a little more than double in 9 years.

    Did the price change differently on different years because of the SRP project ? Or was it steady.

    Looks like Colliers has an office on Gorordo Avenue. Maybe I can stop by their office to find out. But I don't want them to try to sell me any Real Estate.

    So I have to try to sell Real Estate to have a discussion on prices ? ? ? Sorry I did'nt know that was the rules of this forum.

    The zonal value is based mostly on how much tax is collected. It is the value on paper but does'nt represent the actual price.

    Does anyone know what the intial selling price of the Windland Towers condos were per square meter ?

    One factor that causes this increase because of inflation.
    The prices of land always keeps on appreciating.
