    well, tama ang advise sa imo sa taga PAO, u need a lawyer to advise u re:legalities and documentation...para masabtan jud nimo ang pasikot sikot sa legalidad sa ownership, hibalo baya ka sa balaod, sa technicalities usahay daogon...

    if naa ka kaila nga licensed real estate broker, sit down and seek advise as well, pwede sad ka mangayo advise sa lawyer, barato ra siguro ang consultation fee...pwede sad unta sa PAO pero busy na sila...naa man to istoryan nga lawyer, basi makit an imo thread...

    anyway, the bottom line is...weight the pros and cons of buying this land after consulting ur lawyer or broker, if it's worth the fuss or not...barato tuod pero daghan problema,kay in the long run modako japun imo gasto sa pag asikaso lang sa titulo plus ang stress and kakapoy...

    ---mas maayo before ka mo close sa deal imbestiga usa sa assessor ug sa registry of deeds, kay didto pa lang makit an na nimo kung naay problema ang yuta...kay uban ibaligya ug barato pero dako diay bayranan sa tax, or tax declaration ra siya, or daghan na ug tag iya usa ray mother title, lisod kaayo magpatitulo, or mother title pa nya gibahin na sa mga heirs verbally..etc....

    thanks a lot! ive learned also a lot. mag purchase naman gud mi by next month.. at least humana mi sa tax dec katong adto ka sa city hall sa assesor. nangayo pud mi sa tanang copy sa tct,tax dec ug uban pa kay ako pud gi consult sa kaila namu na loans processor. sa pagka karon bai, earnest money lang sa amu deal and notarized para hold sa property.

    yes, licensed real estate broker. suheto kaayo sila bai.. naa pa jud daghan kaila sa rd.

    pero mao pud lagi, suheto sa tanan, but guys, beware! Before ka mu pirma ug contract to sell, mas safe jud ug imu ipa appraise sa bangko bisag kaila lang gud nimu na appraiser na under the table ang bayad or muadro kag bangko inquire sa ilang apprasal dept. importante diay kaayo na bai, wala man gud ka kabalo sa right of way or unsa pay problema sa paper works ana. gasto e lang jud ug appraisal fee na 3500.. akong ahente sige pasalig na ok ang tanan, naa pay deadline dates sa contract. kami pud na first timer, hadlok na maabtan sa due date. dapat diay due process jud and walay due date. karon amu na unta e loan sa bank, dili madawat kay naa gamay problema sa right of way. ang ahente man gud, soongon ang tanan mahuman lang ang transaction para makuha ilang part. wala sila pakialam ug unsay problema. akong ahente kay si elbert villaceran ug gilda villaceran.. sige pasalig unya daghan bolilyaso..

    It depends on how much the value of the property nga imong i-buy. Getting a lawyer would just add up to your expenses. Maayo kung naa kay mga kaila jud about ana.

    napalit na ni nimo bro? kay taud taud na man ne nga thread. Kung limpyo ang tanan documents so ready na for a Deed of Sale. Pa notarized dayon nimo ang Deed of Sale. Ayaw pagpili anang Notary Public nga naa ra sa tabi tabi kana jud naa opisina. Gikan sa assessor kuha sad ka ug Certificate of No Improvement kay requirement man na sa BIR. Pa compute ka sa BIR sa Capital Gains Tax ug Documentary Stamp Tax. It is 6% and 1.5% based sa value sa yuta nga na reflect sa Deed of Sale or based sa Zonal valuation sa area whichever is higher. Mga one month pa tingale makuha ang CAR (Certificate Authorizing Registration) nga mao ni ang requirement sad sa Register of Deeds to transfer land ownership.
    Ang deadline sa Doc Stamp kay on the 10th of the following month based ne sa date of notarization. Ang capital gains is 30 days. Kon duna sayop feel free to make corrections.

    kinsa man nabiktima ninyo diri?

    ako nabiktima gamay pero dili man jud elad ang property.. naa lang jud gamay problema.
