    Default title transfer


    Good am istorya. kinsa diri naa kaila nga swito sa mga pasikot2 ug transfer sa title? naay gi prenda nga yuta sa akoa daddy na wa ma bayri. for forclosure na. naa tanan documents etc2. ni decide ako daddy ihatag sa akoa ang title provided akoy mu hikay sa tanan requirements ug lakaw sa tanan lakwonon. if kinsa naa kaila diha pwede makalihok ani, im willing to pay a reasonable price para sa iyang serbisyo. sabot2 lang. ma contact ko 09994070020.

    1 requirement needed for transfer is Deed Of Sale. Make sure nga naa na before anything else.

    Foreclose usa before transfer. Or else ga kalas kalas mog kwarta kay mabawi ra na.

    Taas taas na na process. And naa pay redemption period. I suggest gasto nalang ug lawyer karon kaysa mogasto ka ug mas dako in the future kung dili magkadimao.

    unsa imu gikuptan ? naakay real estate mortgage and then naa na nimo ang owners duplicate title?

    first is to demand payment lang sa, then tanawa imung real estate mortgage if naa bay foreclosure provision extrajudicial, auto lang ka sa sheriff for extrajudicial foreclosure otherwise, judicial foreclosure ka.. naa panay redemption period.

    asa na ang yuta kay kung cebu city na pwede makahelp among office

    dili pwede magpa-pirma sa original owner ug contract nga dili na sila mogukod sa yuta para mawala nana ang redemption period? hehe

    daghana jd btaw requirements aning title transfer.. maka-wingig ang pag-ngadtu ngari

    First nimong buhaton(ayaw pag dugay2x)...go to the Register of Deeds office and verify kung valid pa ba na ang Owner's Copy sa Transfer Certificate of Title sa kanang yuta nga gi prenda sa inyo...basin gi file-lan na ug Lost Title then na issue-han na ug new title ang owner so free na sya mo baligya without your knowledge...kung valid pa then file didto sa Register of Deeds ug Affidavit of Posession supported by your prenda agreement...that way ma annotate na didto and wala nai maka hilabot anang yuta...

    consult a good lawyer kanang nag specialized aning mga yuta2x...

    balig duha na ka transaction:

    mortgagor > mortgagee (daddy) > ikaw.

    meaning 2 transactions, double sa tax.

    akoa pangutana valid ba iyaha title? so you better get the certificate of registration sa registration of deeds.. after ana kung sa iya jud nakapangalan ang yuta ipa annotate na sa ROD nga naka mortgage sa imuha daddy ang yuta ( expecting nga naa mu contract between sa mortgagee and mortgagor) then pag maforclosed na sya thats the time nga mu file mu ug foreclosure sa inyo yuta.. just pm me if naa ka lain pangutana.. thanx
