    Hi mga brad, plano unta ko mu invest ug condo unit nya ipa rent, maybe maka share mo sa inyo experience like unsa ang market, pila usual price ug kinsa ang target tenants. salamat

    kung parentahan ra nimo bro, better choose condotel
    dahil once ma mmber naka as owner, ang hotel operator
    na ang bahala magpa rent.

    sila nga bahala sa tanan (market, pricing etc) magdawat
    nlang ka income.

    Advantages:
    • Money Works for you
    • Mixed (Commercial & Residential)
    • Location

    Disadvantages:
    • 60/40 Profit and Ownership Sharing (40% imu)
    • No Condotel Law in Phils.
    • Some foreigners hate the Noise (Mixed: Commercial & Residencial)
    • Security problem (Mixed: Commercial & Residencial)


    Condominium

    Advantages:
    • Money Works for You
    • High Appreciation Rate (10%-15%/annum)
    • 100% ownership
    • Some Developers/Property Management Companies can handle all the rental businesses like a condotel 80/20 sharing(80% is yours)
    • Location
    • Purely Residential
    • 24/7 Security
    • On-Time Delivery (depends on the Developers Track Record & Capability)
    • We have a Phil. Condominium Law

    Disadvantages:
    • Hard to find Tenants (*if Developer/Property Management Company don't have any good programs)
    • Expensive ("Never Hesitate to pay High Price for a Prime location, bcuz it always appreciate" -Donald Trump)

    Good comparison bro.
    I personally disagree that condotels are better than condominiums in terms of marketability and profit generation

    This is only good for people who doesn't have time. But mind you bro, the income that comes back to the owner is subject to many deductions which might come up too low than marketing your own condominium unit for yourself.

    what condo devt bro? the condo rental market is at segment B going up (yuppies / young executives, businessmen, new couples, expats and transient tourists). the rental price is the average of the other units rented. Once the devt is finished, you can determine what would be the fair price.
