    Thumbs up Para pod sa mga Real Estate Brokers or kinsa ganahan maka kwarta


    Posting for a friend . . . . . .

    This is quite similar to smurky's post last November but I am offering Architectural services.
    I am a young architect and have been in the business since 2003 (as an employee of one of Cebu’s fastest growing architectural firms). I recently ventured into my own private practice a year and a half ago.

    The purpose of this post is to:
    (a) offer my services
    (b) to widen my network since my family has no history in the construction or real estate business
    (c) to offer an opportunity to all people in the industry (and even outside the industry) for an additional income.

    My design experience is diversified, from ship interiors, residential, offices, institutional to commercial establishments. I handled foreign clients in the local scene and international as a back office, and have been to the US for a project opportunity. Now that I am on my own feet, I am expanding my network to have more opportunities.

    I offer basic architectural design services such as schematic design, design development, contract documents, and construction supervision and/or construction by administration (I can also supply manpower). I also do photorealistic 3d rendering and animation (actually been doing this for the projects of an American client in Chicago,IL.) I am currently employing the Building Information Modeling (B.I.M.) process of designing. This is a new system used by international architects and has been proven to be efficient. Typically it uses three-dimensional, real-time, dynamic building modeling software to increase productivity in building design and construction. Thus eliminating errors in the documentation and implementation. (wala pa tingali architect diri sa cebu nag gamit ani na system)

    Taking from ambik’s post, “Daghan baya ron ang gatukod og bag-ong balay or
    transferring to their new houses like in subdivisions”…they need to have a good design and need someone to coordinate the construction. That’s where an architect comes in.

    What should YOU do?
    Same as smurky’s or ambik’s, I want to HELP all Real Estate Agents and Brokers or whoever in the construction industry or even outside the industry. Make your referrals and I’ll take care of you.
    You will get a REFERRAL Fee of 10% of the net professional fee for every closed transaction, and same as ambik’s, 2% will go to istorya.net. Picture this; an architect’s professional fee is 3 to 7% of the project cost (10% if we go by the book) or whatever the agreed amount is. The Architect’s professional fee is INCLUSIVE of the fee for the other engineers involved in the project, i.e. civil/structural engineer, master plumber, electrical engineer, and/or mechanical engineer.

    I don’t like calling it commission kay medyo business-ish ra kayo paminawon…we like to call it Referral fee, it is a professional’s gesture of thanking a third party for referring a business opportunity, so it’s more of a personal approach.

    I LIKE ME MAKA KITA OG MAG PA AYO OR MAG PA RENOVATE OG BALAY KINSA ANG or the whole architechtural sa balay na iya ipa himo, kinsa ang mo istorya sa tag-iya? ako nga nag refer? or kamo with me during sa inyo negotiation? on my opinion siguro mag storya goro ta in person para mag ka sinabot gyud... alfred ni bay my number is (09154529931) just in case kindly post also your number para if naa koy makit an mag pa ayo i could txt you....
