per room u spend 100k for construction
lot 40sqm/doorx20=800sqm+ front space = 1,500sqm thats good area already
price of lot est = 15,000/sqmX1500 = 22,500,000.00
other expenses = 100k
100kx20 = 2million
PHP 22,500,000.00
+PHP 2,000,000.00
PHP 100,000.00

PHP 24,600,000.00 total investment
24,600,000.00/5 years (its good considering TVM and depreciation of building)
=4,920,000/20doors
=246,000.00/12months
=20,500,000+labor sa tgbantay ex: PHP4,000.00/month + maintenance/door PHP 2,000.00
total projected rent/door
=PHP26,500.00/40sqmdoor kung ggmay pa dyd
=PHP13,250.00
so target rent/door is 26,500/40sqm door
just play with figures......
+ nice location+ambiance+clean+etc... features sa apartment

Pero, sobra ra tingali kaau ang "+front space" nga (1500-800)/20=35sqm, that would be 525k, enough
na na sa 2nd floor or like townhouse style apartment.

actually, nindot bya na ang mag tukod ug apartment labaw na karon kay barato ang materials.. pero, if i were you, ayaw lang sa karon panahona mintras crisis kay you have to consider na daghan naglisod ron and basin nya mabakante na imu apartment nga bago tukod.. im not saying na dili nimu mabawi imung ge invest, mabawi ra na but dugay pa kaayo tungod di paka sure if naa dayon mu abang ana.. experience ra ni nako... naa man ko building and took me a while bago nako nabawi and to think wa pa to nag crisis sa suna... what more karon.. but it's really up to you if ganahan ba jud ka magtukod.. I have friends na bago ra jud natukod ilang building and bakante gehapn despite grabe kanindt sa location..
markteting scheme will aslo matter esp how to show your package deal when presenting to Prospect....
