Titled Lots and Declaration is bougth certificate of ownership. Long ago, they are using the declaration, its havnt yet surveyed by a geodetic enginer. Also, some financing institution accept this as a form of collateral not not anymore this time. Lots with only declaration has lesser market value than that of Titled lots basically because titled lots are more acceptable a for of collateral.
If you dont have any future plan of morgaging the lot you want to buy, then declaration will do, however expect that u will be paying more if you decide to have it titled, but if u have future plan to have it mortgage or use for collateral, i suggest u preferr titiled lots.
Other Issues to know PS - Patent Survey and GS - General Survey.
Can you tell me about PS and GS?
PS Patent Survey-its comes after a geodetic makes a new subdivision plan from the GS General Survey which is the orginal one. U may check your mojon if it has GS marks meaning its the original survey _a.k.a mother title. Else, PS or some times AS Agricultural Survey if your property is considered agricultural area.

Kuyaw nana karon Tax Declaration ra imo koptan, labi na probinsya kay basin lain na ang tag iya ana. Gipatitolohan nana sa lain ngalan. You better check it in the Registry of Deeds. Daghan na biktima ana.
Strictly, a Tax Declaration of a Real Estate is not in anyway a document certifying ownership of land. On legal matters it may be a one of the proof that you own a certain piece of land. As what the other good guys have stated, a Title can be negotiable in any financing agency while the TD is not. Thus if you own a real estate with a Tax Declaration, better make a move to register the land under Torrens.

actually, a title of a certain lot means that the lot is registered in the register of deeds..in the register of deeds, we can find some important documents of the lot..i have a comment of one of the statements below: ``[color=Blue]the better make a move to register the land under Torrens``[/b]..in my opinion, Torrens is a principle or a system of land registration..It is not an agency to register our land.

Transfer Certificate of Title (TCT) is issued under the Torrens land registration system, which was implemented as a means of recording the ownership of all lands, public and private, throughout the country. When land is first registered, what is issued is an Original Certificate of Title (OCT). When you sell the land, the buyer will be issued a TCT; in any subsequent sale of the land, the buyer(s) will be issued TCTs.
tax declaration (Tax Dec) = statement/certification that the land is declared under your name for purposes of paying the real property tax assessed by the city or municipality....
this does not prove per se that you own the land, but it proves that you possess the land; after all, why would you pay taxes when you do not have legal possession?
the Tax Dec is is one of the proofs that you need when you apply for the registration of the land under the Torrens system to get a title.
