    Default Condo rental in IT Park


    For studio units which are fully furnished (tv, aircon, ref, microwave, etc) are cc agents willing or can afford a rent of 18k/ month?
    (Sori not familiar with d take home pay of cc agents)

    plannin to buy 2 condo units (studio only) in it park but with a premium price (around 300k to 400k higher than those condo units outside it park). I dont mind d higher price basta naa mo rent...

    Hav 2 existing condos outside it park - both on double size beds.. So limited ako market to couples or single person..
    Question: for condo's inside it park, should d layout be for couples (double size bed) or individuals (double deck wid pull out bed - 3 heads sharing d room)?

    Yur opinions are much appreciated...

    dagko ug sweldo mga cc agents but for sure daghan pud sila ug expenses. i still think majority of the working force despite the high pay, conservsative sa gasto. 18k is dako and luxurious already. para lang nako ha. though, there will always be a market but sa kani ingon ani, if imo target mga cc agents, maglisod ka. siguro kung mga executives ug katong mga nag sweldo 100k up maka sukol ani.

    which condo imo sir? mahal2x man price within IT Park mo range sa above 20k to 36k or higher pero don't know if naa bai ni rent.
    naa siguro depende sa connections and how well it suits sa mo rent.

    pero common reactions kay okay ang view; okay ang location; "dream" condo nila pero pricey ra.

    if call center agents, depende siguro sa imo set-up. do you allow two or more call center agents?
    the more number of heads inside, mas paspas ang wear and tear sa gi furnished.

    pila imo rate outside IT Park pero walking distance ra gihapon sir?

    Both in avida (beside mcdo) (resell).. Per their front desk, fully furnished ranges in d 16k to 25k..
    Since in IT park, i figured set-up shud be for cc agents but a bit skeptic... Thus this thread...
    There r still units for sale in la guardia flats (around 300k less compared to avida) n others near IT but not sure if naa mo rent since some units there until now are still vacant..
    So basically, jst wanna know which of d 2 (within IT or outside but walking distance) is a better investment...

    My othr 2 condos are not in lahug.. 18k rate.. Naa lang gyud times ma vacant for awhile... Thus d choice of IT park...
    Sometimes ma lower ang rate kay gwapa ang tenant -hehehe...

    di sad ko sure pero mag depende siguro kay naa sad mo sukol sa La Guardia 18k.
    kato amo tenant, 36k iya na inquire sa avida basi dili studio unit or taas lang jud ila price, hehe...

    better siguro if naa nakay ma-market daan before mopalit and furnish sa unit then inquire if kinsa2x usually naga rent sa avida and unsa ila style pag furnish.
    mao ni ang wala namo na visualize og tarong kay amo gi-hunahuna family or multiple heads ang mo stay so kaya 5 heads (7 heads if piliton, lol) pero most of our tenants kay isa ra kabuok or couple. then, yaw lang kayo lavish pag furnish, hihi. gansi ta oie.

    based sa imo computation sa conservative projection sir, worth it ba mo invest og condo?
    like total expenses sa unit itself, insurances, condo dues, pagpa-furnish then every when kaha mag sige renovate/refurnish, agent's fee if there's any versus sa monthly rent.

    then, if moabot ang time nga dili na siya in-ana ka safe to live in, M's nasad ang gasto if pa rebuild?

    36k must b a 1 BR unit wid parking... Dat pricing is already a very selective market (for cebu)..
    600k gi offer sa ako for parking... Id rather buy another unit...

    Cant play "sigurista" since there r definitely other takers if i dont buy.. Budget is around 200k/ unit (including labor) since i spent close to 150k for my other units a few yrs ago.. Spent on wood works, lighting n xtra stuffs to get that bit of edge n premium over others.. Any schmuck can buy furnitures n stuff it in a condo...

    As for investments "worth it" question - cant say... ROI is quite long and theres soooooo much other business ventures wherein ROI is faster... Depending on where u stand.. U can make more money in stocks... Property lease/ rentals is just my insurance for myself in case something will happen to me or to my main source of income...

    As for renovating, dats d purpose of d security deposit... Just make sure u explain dis at the onset of d contract..

    Nway, veering away from d topic... For cc agents here, u guys willin to pay 18k for a studio unit within IT?
    If not, how much do u think is d typical budget per person s willin to shell out?

    mas mabasahan siguro imong post if ma transfer ni sa intended market pero don't know if allowed ba. then 18k inclusive of condo dues or exclusive pa? avida is within commercial area na so higher sad ang condo dues, around 2k/mo. siguro.

    one thing maka bitad sa price ky ang price war jud. naa man gud gapa rent out sad og 10k to 18k outside IT.
    i-regulate unta ang pricing sa assoc. pra dili mo ubos ang "value".
    if mo allow ka 2 to 4 sila kabuok mag share, ny mokagat.
    pero so far, ny ni avail 13k to 18k nga isa or duha ra sila kabuok. 20k, lisod2x na.

    You might be targeting the wrong market. no call center agent would go for that type of price range, company executives would be OK but mostly for shorter terms.
