    Default Pag-ibig loan - need your input.


    Mods, sorry for the double post, i am thinking nga this is the right forum for me to post this and not in the general discussion. Please feel free to remove the post which is not properly posted in the correct forum. Thanks!

    Mga bai, i just wanted some inputs with regards to doing a pag-ibig loan.

    My concern is that I am planning to build a house, but I do not have enough money to start building it, hence the loan. My mom has a 1,300 sq meter lot, clean title with my mom as the only owner and buhi pa ako mom, so no problem kay naa man ko consent niya. Ako plan is to divide it equally with my sibling, then unsa tong akoang bahin, mao ako e-colateral sa pag-ibig. Now I can't afford the 20%-30%-30%-20% scheme of pag-ibig kay wala ko kwarta e-start ug himo para foundation sa balay. so ang ako-a is to look for a way nga lump sum akong madawat from pag-ibig. I know this is possible only if the house I am going to purchase from pag-ibig is ready for occupancy.

    I know about the need for road right of way and drainage. I have two options but I don't know which is better.

    1st Option:
    - divide the lot, mag create ug deed of donation ako mama para ma ako na ang lot nga akong bahin, then transfer the title to me. now that the title is mine, sa akong bahin ha, I can look for a contructor nga mo himo sa balay, ila tanan gasto(colateral ang lot), then kung ready for occupancy na, akong e-pag-ibig. is this possible? what if lesser ang akong ma loan sa pag-ibig kaysa price sa contractor?

    2nd option:
    - divide the lot, create two separate title pero ako gihapon mama ang naa sa title, meaning iya gihapon ang lots. Iyang "ibaligya" nako ang lot nga akong bahin, ug akong e-loan ni or magloan ko para "palit" sa yuta. Pag-ibig will appraise the land, kung ma approve, ang money nga e-hatag sa ako from pag-ibig kay mao akong e-balay. is this possible?

    Go for 1st option bro. But let's go for bank financing instead.
    Let's try if we can have 100% loan.
    Be sure that your capacity to pay passed the requirement.
    We are a contractor and we can try helping you on this.

    bro, can you help me transfer my property from in house to bank. ill just pay for the processing.

    Bro, sa experience ninyo, what bank has the least hassle when it comes to financing? BPI, daw, has low rates pero grbe ug requirements. Somebody will be surveying our lot next week so that I can start with the lot division process. I will PM you my number, hopefully you can help me with this. Pero no promises ha.

    Im not sure with other banks but we are in partnership with BDO.
    So far, BDO has been very cooperative with us as a small developer.
    Its ok bro, no commitments at all.. i could just suggest few things which you can work on

    in-house? so u mean it's loaned under a developer. What developer bro?
