Apartment near Ayala/Teleperformance

Hi Istoryans! I'm looking for a room/apartment near Ayala, because I work at Teleperformance. I found some when I searched online but it's either too expensive, no availability, or I don't like the room.

Criteria:
-must be near Ayala
-walking distance or one ride is fine
-I want to be alone in the room
-own CR, bath and kitchen
-decent size of room
-semi'furnished
-preferably airconditioned
-safe neighborhood
-I can bring friends to visit
-own submeter
-my budget is around 5k
-much better if no advance payment/deposit

I know it's far-fetched, but if u know anything please help me Istoryans. Badly needed.
