    bai unsay pamaagi bai like.. amua na ang name sa title transfered na. unsa na na housing loan sa pagibig? we need to loan kay inutang man to ang gibayad sa property.

    7. How does in-house financing compare with pag-ibig and banks?

    The advantages of in-house financing are:

    • Simplicity of documents required. You need not be subjected to thorough background/credit check as compared to banks or pag-ibig. A Filipino wife who has no or inadequate income for herself can be approved for in-house housing loan if she has a husband such as a foreigner who can support the monthly amortization. Since the title does not bear the name SPOUSES ….. But only the name of the Filipina married to ….. (Foreigner’s name), banks do not approve loan or Pag-ibig if the wife does not have enough income to pay for the monthly amortization.

    • Maceda Law or R.A. 6656 – mandates the developer to refund 50% of your payments if you have paid at least 2 years installment even if you are delinquent. Refund is not applicable in mortgage with banks or Pag-ibig.

    • Interest charges remain constant no matter what happens to the economy. If contracted to 16%, it shall remain throughout the period of the contract. Bank interest rates on the other hand are floating. In times of crises, it can shoot up. The prime advantage however with Bank financing and Pag-ibig are that of lower interest rates which range from 10.5% to 14% per annum but there are also fees applies to that.

    Mga bro, ask unta ko if how long would the pag-ibig loan application maapprove.
    Pwd raba maapas ug 4 months through expedite processing kana if pwd ma expedite?
    Plan man unta ko mag loan thru pag-ibig mga 1.2-1.3M worth pero ang problem nako karon
    kay ang developer prefer niya bank kay mo release daun ug cash. Ok raman unta niya ang pag-ibig pero dapat mo release daun ang pag-ibig kay padung naman gd human balay.

    Im weighing if mo go bako sa bank nalang or if pwd maapas sa pag-ibig nalang.
    Sayangan man gd ko sa pag-ibig if i thru bank nako.

    Please need your inputs.

    fixed man sad ang PAGIBIG interest rate and also much much lower jud ang interest rate compared to both in-house and bank financing... so for me lang ha, if naa ko dako2x nga cash, i'll buy the house full nalang jud para walay interest rate..but if sakto2x rasad, PAGIBIG would be the best option if you are qualified..if not, then go for either in-house or sa bank..

    i can answer this one. you can ask your family member to go to pag ibig and inquire pila na imo utang kay for sure dako na to kay la ka bayad2x. paghimo lng authorization kay pra allowed sya mo transact sa pag ibig.

    pag ibig takes time sa processing kay dghn baya mo mg loan dili lng ikaw unlike sa bank nga maihap ra ang mgloan so maatiman daun ka. kung nagdali jud ka adto jud kas bangko.

    ako kauban dri nahuman na iya house pro dili sya kapuyo bcoz la pa magrant iya loan sa pag ibig so nghuwat jud sya. i think he waited almost a year.

    dili ni cla related nga loan. u can have MPL and at the same time mgkuha ug housing loan.

    ask unta ko bah ky wa nko na pick up ang akong check for salary loan so gi-mail nlng sa pag-ibig.. my question is, mga pila ka days pa after nko ma receive ang check?
