    @cebu.opportunities - IDK if this has been ask nah. . . but What if Me and My wife kai naa PAGIBIG? Pwede bah eJoint namu pra mas dako2 mi ug maLoan. . .

    Example: I will do a housing loan for 750K, then can she make a loan for 750k also for the same House&Lot Or naai laing pama.agi

    pwede ra co-borrowers sir even not related gani basta di lang kabit (sorry for the term) and gi-discourage nila ang manag-uyab ky basig di rpud daw mao mag-dayon pero naa rjud sa ila ang risk. di lang ang membership and contribution basihan kundi pati pud ang capacity to pay so i-check inyong gross income. gross income na ilang basihan ron unlike before nga pina-bank og style kana naa sila gi set standard net percentage of your income (income less expenses).

    another thing to consider is the appraised value and its corresponding allowable loan amount to be granted. if lesser than what you intend to borrow, then you may add another property for collateral. the latter statement ky di ko sure if applicable na sa pag-ibig pero applicable na siya sa banks.

    So, you mean that pede ako asawa co-barrower sa PAGIBIG kai based on the GrossIncome we are at 750k each. . . meaning ani pde me around 1.5M amo ma loan is that correct hehehe!

    Yup naa gihapon cya sa gawas, pero naa pa cya housing loan sa pag-ibig nga gi bayaran karon. investment man gud to niya nya wala pa sad ko nag plano nga mo kuha ko ug akoa sauna.
    Sis kung ako e baligya or e pa assume nako ma clear kaha ako name? dayon e transfer sa ilaha ang title.
    Naa ba kay idea ani kung ma unsa na to ang na bayad for 5 years ma back to zero ba or e deduct lang sa loan nako kung naay mo assume?

    yup, pwede rmn ma co-borrower imo wife sir.
    if sa capacity to pay, legible mo upto 1.5M but kailangan pmn sad nila i-check ang inyo i-mortgage nga property. if mo fit up to 1.5M, largo.
    please visit pag-ibig office sa list of reqt's, daghan2 sad to, hehe... then provided npud didto ang general info pra housing loan pero it would be much better if sa ila gyud ninyo i-raise ang inyo queries ky sila makahatag sa hustong tubag.

    if imo ipa-assume, ma clear imo name once ma fully paid imong loan. I don't know if mo accept ang pag-ibig og loan take out.
    loan take out ky mo loan to pay off an existing loan. mura siya same principle sa refinancing pero sa refinancing ky same borrower lang. ang loan take out could be either same borrower or another borrower nga mo assume sa property.
    kani nga pamaagi ky medyo lisod ni siya sir ky gamay ra banks mo accept loan take out. daghan pasad kaayo i-process papeles.
    tasagaran sa banks ky, dapat i-spot cash sa pra ma clear off ang name sa previous borrower (seller) then mo apply og loan ang buyer napud pra under sa ila ang pangan but then mo gamay na ang pwede ma loan due to structural depreciation.
    kung sa bag-o pa, mga 80 to 100% of the appraised value. if 2nd hand na, mahimo 60% of the appraised value nlng pwede ma loan. sa fire insurance nga side, maybe modako napud ang bayran while ang life insurance or MRI would depend sa loan amount and the buyer's insurability.
