    We've rented here before, occupying the P3,800.00/month w/ aircondition room. You'll need to stay for 6 months as per signed in the contract any stay shorter than that you still need to pay for the monthly rental w/ in that period.
    Room has it's own sub-meter and the rate per kilowatt hour is highly expensive ''coz there's an additional charge of P4.00/KWh (Ex. Cebu City has a P6.50/KWh ilaha P10.50/KWh). You'll be charged also for the segregation of trash for P50.00 and laundry for P150.00/ person. THINK WISE!

    uhm, im speaking on behalf of the owner..

    uhm, i have few questions.. did you read the contract? did you sign the contract? who entertained you? i believe matters regarding the agreement and fees were discussed before you were asked to sign the paper, which usually happens the moment you move in and/or have paid the terms. also, this is literally typed in the contract: "..should the lessee for any reason pre-terminate the lease contract before its expiry date, the lessee shall pay the full six months rental.." i already had the contracts of 3.8k gathered, i just couldnt figure out which of these contracts you signed, so, if you dont mind, you can pm me your name so i can separate it assuming you wrote your real name and imo signature kay authentic..

    also, if i may ask, when did you rent? and where did you get 6.50/kWh? im bugged, is it really an example or based on the best of your knowledge?.. because my (yes, mine) last months' bill, i was charged 10.75/kWh - mine is residential; pearl is not residential type, it is commercial.

    yes! actually, it was not compulsory, we offered the tenants to make a choice between being responsible for their own trash and letting others do the dirty job. unfortunately, those people who chose the former failed to segregate it, results was, for a couple of times, the governments' garbage collectors refused to take the trash, fined the management and left the basura to rot in the place making it really not an ideal place to live. seriously, it cannot go on forever! so the solution was to make it compulsory -- tenants were informed and to tell you honestly, a lot agreed especially mga foreigners ug health care professionals -- making the place cleaner, no trash to rot which makes the place smelly -- healthier place to live, di pa ka maka-diss sa uban, most of all, sunod ka sa mandated law. if you are totally against it, you can always talk to the owner or me na pass ka ana; however, you have to take utmost responsibility in segregating and dumping your basura; unless of course you have loads of cash to shoulder the fines and a face to show other tenants. [but if you're going to ask me, id rather not have you rent the room than have a labad and hugawan na tenant nga maka-offend and maka-hassle sa uban considering most of the tenants kay doctors and small families with kids, i mean really]

    another yes, 150/mo charge for the laundry if and when there are two people occupying the room and wishes to wash their own clothes.. "free water" is only applicable to the water you used in bathing yourself, not for labada. 150/mo is actually cheap for a months use for 2 people considering: number of times you wash clothes, gallons of water you consume per episode, and the number of materials you want to wash..

    If you can just read my message once again that was before. As what was written on your thread we will be assisted by "yaya" upon seeing the room, YES! we were assisted by that old woman w/ curly hair BUT she never told us about the changes w/ the electricity charge, and we had already thrown our garbages and washed our clothes before we were told about the policy. FYI AGAIN we've signed the contract a week after we started staying on the room. Garbage's were collected but it was still dumped outside across the pathway.='(

    Upon seeing our receipt it was P150.00 X2 for the laundry since we're 2 in the room so it is not just P150.00/ month it is P300.00/ month and it's hard to dry our clothes for that monthly charged due to less space to hang our clothes 'til it dry.

    be time oriented; before is such a vague word. was it last month? last year? two years ago?
    make it concrete; base it on facts, don't give me examples, in that way, i will know the exact charging and what made you say we are overcharging you. i want the date.

    you signed the contract a week later because you failed to pay the terms - 2mos depo and 1mo adv.
    you are neither the first person to experience it nor the last one. however, exemptions apply to potential tenants who informed the management ahead or before the negotiations were settled.

    i refuse to acknowledge your statement regarding the e-changes and i have a feeling that you are confabulating regarding the electrical changes. why? because increased electrical charges were applied only on new tenants whose move in date is later than the date of announcement on electrical changes. i'm confident that the tenants who rented the place prior the announcement date, their e-charges remained the same. you cannot argue that with me because i knew who among the tenants whose ebill charges are higher than the others. if you thought the management is overcharging you, how come you did not seek clarification?

    i, again, refuse to acknowledge your statement regarding the segregation charges information. (read my post 683, 5th entry then here); automatic charging of the segregation of basura was applied only on tenants who rented from June 2011 and moving forward; even there was automatic charging, still, they were informed. again, if you were not informed, how come you did not complain right away the moment you received the receipt?

    collected and segregated, not just thrown into the bins. one person's trash should remain in his vicinity, where did you expect the trash be piled? on the streets? on the neighbors' front door? or at the river? seriously, di me type sa tao nga we dont care where we leave our trash as long as limpyo akong gpuy-an. bottomline: the only important thing regarding this matter is, i can only smell the trash when i am standing next to it and that the garbage collectors won't refuse to take it just because one of the bag's not segregated.

    (let me correct my previous post: laundry is 150/person/mo; my prev statement was misleading)
    i failed to add in my 683 post that the labada is 150/person/month; again, if it surprised you, how come you did not complain? that amount is basically for the water consumption for laundry, the drying of clothes is not part of it. but naa man hayhayan sa likod; others are using clothes stands for it. 150 is not too much i believe for laundry, it is cheap considering the factors i previously stated; unless once in a blue moon ra ka manlabada kay balik2 imo sulob na di nimo labhan, kana i can say magwelga gyud ka, suportaran pa tika.

    frankly speaking, i dont like this conversation, not because im afraid of gwapoko17, but because i am basically against something i don't know if he truly exist, was a genuine tenant or just an envious person who wants to stain our name. on the other hand, sa kadaghan nimo reklamo karon pa ka reklamo?! you dont need to have the balls to ask or clarify things that is directly involving you since it is your right; it has never been and never will be prohibited in Pearl or elsewhere; it is encouraged.

    for the benefit of everyone:
    i am refusing to reply his next post unless gwapoko17 reveals his true identity to me (privately) or us (publicly), because i will not be able to highlight or pick which contract he signed (assuming the name he declared on the contract and his signature's genuine - legit - authentic), which among the bills charged was his, when he rented and what are his issues in and with Pearl/other tenants -- with all those, then i will be able to have my own concrete evidence, dili taka pasangil. The palest ink is better than the best memory; we still have the records, we just dont know who.
