My ultrabuffer is set to auto. I have also raised my ultrabuffer to 80MB which is the maximum. Its still the same.

bai, if imo e set ang ultrabuffer to 80 mu samot na ang problem, try lowering the ultrabuffer 70 for 512MB RAM n 35 for 256MB RAM.
