    Unsa na, naa kay gipa-Airbnb nga unit then gipa-sub-airbnb pa jud sa imong gipaabang?
    If this is the case, i-report sa AirBnb.

    Pero if naa kay gipa-abang outside of AirBnb, nya imong tenant iya gi-sublet in AirBnb... aww... bright imong tenant
    Bitaw Boss, aron maka-sure ka, ibutang sa imong lease agreement nga dili pwede ipa-sublet.
    If mahibaw-an nimo nga gi-sublet w/ proof, aww.. breach of contract na na.
    ... i-evict dayon, nya forfeit the deposit.

    But ang tinood nga questions is... what's your real issue on sub-letting?

    Haha... mao diay na ang term? Unsa may pinaka worse na ma huna2x an nimo!? Since my unit is on another region of the Ph og akong first venture ni sa RE. Mag worry jud ko. Anyways, laamt sa insight.

    Sub-letting is not the worst Boss.
    Kay naa ma'y mga sub-let tenants nga maayo ra pod.
    Kanang mga tenants from hell, mao na ang worst jud! (i-google lang)

    Anyway, aron dili ka mag-worry, maayo pa'g imo ibaligya ang unit.
    By this time, your unit should have twice the market value as it was pagpalit nimo.
    At least, dili madaot imong heart and mind sa pag-worry (pls, no pun intended).
    Unsaon man na'ng daku nga income if you have sleepless nights from over-worrying.
    ... or maka-heart attack na noon just because of being a worry-wart.

    If kaya ra sa imong heart, mao ra ni ako ma-suggest Boss ...
    1) Co-Host -- if you are doing AirBnb, pangita og co-host nga mo-manage ani for you.
    You can ask a reco from AirBnb on this.
    Ang imong co-host na ang mo-asikasa sa tanang bookings.
    Syempre, naa'y sharing of the rental income.

    2) Property Management Firm -- naay mga companies nga mo-manage og properties like yours.
    Wala na ka'y laing buhaton.
    It's either you pay them a monthly fee or mag-share mo sa rental income.

    3) Visit and check your unit once in a while.

    Yes Boss, pwede nimo dili i-accept ang booking by pressing the decline button.


    But, ang polite nga paagi ani (para nako) is to block the dates (in the calendar) that person is doing.
    So dili niya ma-book.
    Ingnon ra nimo'g ... na-book na'g lain.


    Nya if na-book na, and you want to cancel it, pwede pod.
    Just press the button gihapon.

    Pero lang, there's some sort of "reporting" and "demerit system" ani.

    anyway, next question...can you view the nationality sa nag-book? i'd like to stay away from chinese renters/tourists...mga nindot raba ni sila'g abilidad as tourists...

    sorry for the questions...wa man koy account gud and wa ko kabalo sa paagi ani...just want to ask in behalf of my uncle nga nag-plano ug balay sa province nya iyang gusto i-airbnb...

    Yes again Boss, you can somewhat see the nationality of the guest.
    Makita man sa message board.


    But usuhay, you need to rely on your instinct to identify kung taga-asa jud ang guest.
    Kay usually, ang mabutang nga nationality is ang country kung asa sila nag-sign-up on AirBnb.
    So if, ang Pinoy nga naa's US mo-signup on AirBnb, ang mogawas is USA ang sort of nationality.

    Like this one:

    Canada ang naka-state di bah.
    But if you read the name, he is Indian.

    Ultimately, longer experience will teach you a lot.
