havent experienced living in a row house pero as i have observed while visiting my sis in law's residence, mao ni akong nakita/observe:

1)you can hear tv/music from your neighbors
2)limited privacy. paggawas nimo sa imong front door kay neighborhood na.
3)igang. the house is not well ventilated (sp?) coz ang windows are in the front and in the back ra.
4)crowded subdivision jud coz daghan tao namuyo sa gamay nga space.

Sa townhouse, these problems may or may not be applicable coz dagko man og area.

For agents naman. Sa akong experience, the agent who handled my lot acquisition is very helpful jud. As in siya pa ang muanha sa balay para makabayad mi niya since magdala na siya daan og receipt from the developer. Ingon ana siya ka-helpful. And the developer very accomodating and also forthcoming with all the info regarding the lot that I'm buying. The developer is not a big name man sad nuon and they are just making a name pa. Pero salute na ko nila.

    Hope this helps.

I think depende na sa budget madam. If you have a higher budget then go to the higher ones coz better ang quality, amenities & service ila gi-offer. But if you have a tight budget then pasensyahi lang ninyo ang quality and service sa house and developer kay ma-highblood gyud kah, hehehe....

If I were to choose between Aldea and Deca then I'll choose Aldea coz best gyud ang quality sa house and the subdivision itself. Kita pud ko aning Aldea firsthand. But if I were on a tight budget then sa Deca lang ko kay panington pud ta ug binayad sa utang for so many years ra ba impason. IMHO lang ha coz its you man to decide.

thanks sa tanan nga mi reply! im glad nga helpful diay ni ako-a post.

    for those looking for houses,
i suggest nga you contact the developer
directly, na-a mana sila mga marketing staff/partner, then ask all you want about the house and lot.
If you are satisfied, then ask if you could deal with them directly, then ask for a discount/promos
if they require you to go thru agents, ask them to refer you somebody who is reputable nga agent,
or if you know somebody nga kaila nga trustworthy, the better.
then make a deal with the agent if pwede ba share mo sa iyaha commission or referral.

you could also apply yourself to become an agent, then ikaw maka avail sa imuha commission inig
kuha nimu ug unit. pwede pud ka maka kuha imuha unit without paying for it, basta naghan ka mga clients (10-20 or more maybe) mura na ug malibre imuha unit. kugi lang.

if you want more commission , review ka then take ka exam to become a licensed real estate agent/broker
kana, maka dako dako ka ug commission, you could also make your own realty team/company, mura networking style, mag recruit ka ug agents affiliated sa imuha company. kani murag big time ni, pero you can start small if you want, dako baya potential real estate business diri cebu.

pero i hope if ma dato naka, you will remeber nga dili pala bi-an ang commission if low cost housing/socialized imuha gi baligya.

i will post more websites sa mga realty developers soon, here are some of them.
if you know one, please add

http://www.marialuisaproperties.com/menu.html --> middle to high end houses (casili, maria luisa..)
http://www.tripodint.com/johndorf/index2.html --> socialized/low cost housing (la aldea buena mactan, genesis)
