    Hmm, i suggest you file a complaint guro uy as group bitaw mao sad baya to ang akong murang agam agam sa lugar since naa man gud sha sha lowest portion (lessandra) tawn kung mag uwan since ang bukid instead of kahoy, balay na baya ang gitukod nayg magbaha.. agto intawn sa lugar punta :P anyway sige lang up lang ni nato as awareness for those who want to purchase properties in talamban camella.. unfair baya kay wala gyuy thread regarding ani since developers and brokers wouldnt really tell you the real status of the properties that they are selling... sayang, nice baya unta ni sha although a bit far from the city but still its within the city, nonetheless.

    thanks bro. sa info nabalaka jud ko kay nikuha mi sa ako pares dha sa phase 2. pero ala pa gbuhat ang house kay naghimo pa og dalan. nagsugod naman jud mi og bayad sa equity. mau unta og walay problema ang balay. ill check on the pipeline to make sure nga dli connected gkan sa siar. lisod na og daghan tae ang lababo. heheheh

    Visited the site last Friday to check the site after 4 long years. Daghan najud kausaban sa Talamban projects sa Camella.
    VIEW FROM RIVERDALE:
    As I get in, my favorite Riverdale looks more beautiful now with the pine trees planted at the boundaries & along the main avenue. The signage is well-done, I haven't seen that before. But after 4 yrs, there were still very few houses built at the area..and very few people in a huge development. Unfortunately, my million dollar view is no more. Down below, the former greens are now Camella Talamban & Lessandra. To a high-end development, this is an eyesore. The waterways are now covered. No more trees, just roads and landfills. Now, Riverdale is a high-end development in between a congested low-cost housing & a memorial park.

    Ghost-town Miramonte still look the same. But the extension development looks amazing. I honestly didn't expect that it would look that way. Camella really knows how to attract a client. The mountains were cut, the roads were very wide & they have great landscapes all over. As I went into the model houses, the interiors have played well on a tight space. But what alarms me is that long stretch of crack on the second floor along the stairs of the uphill model. It's evident that the house has moved. It may be of poor workmanship or that the land has settled lower.

    Again, my observations may not be factual but my piece of advice is to consider asking a 3rd party engineer that does soil testing & construction if the place is worth to live in.

    karon pa ko kabasa ani da.... nakakuha sad raba ko'g unit sa phase 2, mura kuyawan ko tungod sa mga posts diri... hapit na raba ko makaimpas sa equity.... please post kung unsa update labi ng nagpuyo na didto...

    Eup ta ni beh. Prospect buyer sad ko sa Camella. Unsa naman status sa Camella ron diha sa Talamban? Sakto kaayo ni nga thread. Makahibalo jud ta sa positive og negative. Matimbang nato ang duha.

    I'll post an updated review of Camella.

    Ako karon bag-o ra ko nahuman bayad ug equity sa Lessandra Talamban. Ang akong problem now kay they promised na dali ra daw mabalhin sa Pag-ibig ang akong housing loan. Dili diay ing-ana kadali... Nailad ko! Ang hire ko ug private individual na cya nlng mu-process sa tanang mga requirements just to transfer my housing loan to Pag-ibig. Naghatag ang Pag-ibig ug list of requirements. Half of it kay macomply ra nako kay sa akong side ra man. But half of it kay kuhaon sa property developer. Mga title, deed of sale, certificates from Bureau of Land, Register of Deeds, and other govt. institutions documents na dapat ang Camella na ang muprocess para sa ila mga clients. Pag-adto namo sa Camella, gi-ingnan mi wala pa na tanan! Naglibog ko nganu wala pa... I was thinking na before ka mamaligya ug house and lot, naa naman unta na?! Sulti pa sila, after 2 years pa daw na maprocess! Ang processing would take around 6mons - 1yr pa jud! Lols! so 3yrs na! Ang nkapaet kay samtang gahuwat ka sa 3yrs, pugson ka nila ug bayad sa ila thru sa ilang in-house financing with interests... 10% for year 1, 14% sa year 2 and 18% for the succeeding years and so... So magkadugay, magkadaku ang interest rate! Sige ka ug bayad with a large interest rates unya wala ka kabaw kanus-a nila mahuman ug process. Paet nasad kay kung imu ra sad pagsagdan sila, dili jud na nila i-process, kay magkadugay ka cge bayad nila, magkadaku man ang ilang ganansiya! Unya paet nasad kay on the early years nga cge ka bayad sa ila in-house financing eg... sa P10K monthly nimu P2k+ ra na ang maadto sa imu principal! ang P7k+ sa interest ra! Cge ra ka bayad sa hanging! BTW, this is scheme is similar sa banks on housing loans.
    So karon out of the question and near-impossible na ang Pag-ibig. Try ko bank nlang. Nag-inquire ko sa usa ka bank. Naa ang Camella ginatawag na accredited banks para dali lng daw ang processing kung ganahan ang clients nila mag-bank financing. This is just a mask. Ang real situation kay ang Camella ug ang mga accredited banks nagsabot-sabot na sila na i-approve nlng sa ang mga housing loans bisag kulang pa ang mga requirements like the title, deed of sale, certificates etc...etc.. kay maybe para additional income for both institutions. Camella mabayran ug full amount sa bank unya ang bank mka profit sa ilang unpredictable and high interest rates plus 2.5% of the full amount (2.5% of P900k is P22500) processing fee. If imu ibalhin ang imu loan from bank to pag-ibig, ang bank chargan ka ug another 2.5% of the balance (eg. 2.5% of P850k is P21250). You will be wasting P43,750 just paying for processing fees. Wala pa nay labot sa ubang hidden charges and taxes. Paet nasad... sa akong case, dili ra ghapon ko ma-approve sa bank kay kulangan daw ug requirements ang Camella. Ang RCBC nangita ug "Techinal Description blahblah..." document from Camella para ma-process ang akong loan. Unya dili man mkahatag ang Camella, papugos ko in-house financing! Kung akong i-bank loan, bayad ko P44,000 para sa processing fees. Which is dili unta to akong sayop. Sayop to sa Camella nga wala sila kahatag sa requirements unya ako ang mag-suffer karon ug cge bayad nga walay padulngan.

    To sum up, Camella is not a pro-customer real estate developer! Daghan sila ug mga hidden modus-operandi and hidden deadlock processes just to suck more money sa ila mga clients. Camella will never process and will never cooperate in your Pag-ibig loan processing. At the least, Camella will love you most if you go to their in-house financing scheme.

    To think wala pa na na turn-over sa ako ang akong house and lot! Unsa na kaha na kung naa na sa ako! D ra ba ko kabaw mu-inspect sa wirings, water pipes, septic, or any thing na sub-standard na mga trabaho and materials!

    Kung d ka ganahan ug labad sa ulo, ayaw nlng sa Camella!
