A 4+ hectare property I can say is enough for this another Ayala Commercial Complex. It only matters most how will the Ayalas use their property to fit all the remaining proposed structures aside of the mall.
Yes, you're right there @GearX! Ayala Mall in CdeO will somehow be patterned after Ayala Center Cebu (even the mall), while there will be arcade of restaus, bars, and other structures surrounding the mall just like LKK Center.

the"still rumored" Ayala Commercial Complex in front of Gaisano City Mall will be put up not just because CdeO has this more than 553,000 based on NSO or more than 750,000 based on city stat, but CdeO's purchasing power has been rapidly increasing nowadays.

Paseo del Rio will generate even 53,000 workers.
Hanjin will generate 45,000 to more than 50,000 workers.
Many balikbayans (aside of Cagayanons) are about to settle in CdeO's subdivisions. Same also with the fate of Koreans, in which they already showed interest about settling in CdeO.
Plus the operation of Laguindingan Airport few years from now will lure more foreign tourists since direct flights to foreign countries will definitely happen considering lots of awesome tourist destinations in Northern Mindanao.
