Developer to build commercial bldg. at IT Park to meet needs of expanding BPOs

SEEING the growing requirement for business process outsourcing (BPO) office spaces in Cebu, Innoland Development Corp. announced that it will develop a 22-storey commercial building at the Asiatown I.T Park.
Innoland Development Corp. chief operating officer Charles Vincent Ong said in a recent press conference that the expansion will address demand for BPO offices in Cebu, as shown in the 95 percent occupancy rate in other family-owned commercial buildings.
“This is where we are getting the strength of the company’s cash flow,” Ong said.
The Ong family also owns the TGU Tower in I.T. Park and Ong Tiak Business Center on General Maxilom Ave.
Innoland will invest P400 million in the new project. Ong said they are very optimistic in the local real estate industry, with Cebu’s booming economy. Last Friday, the company announced its plan to build a residential condominium development at the Cebu Business Park this year.
According to the latest report released by the National Economic Development Authority (Neda) 7, Information Technology (IT), particularly the BPO industry, continues to propel the growth of the Central Visayas economy. It remained the biggest generator of investments and employment in the region in 2010.
Neda 7 said the entry of new players and the expansion of BPO companies last year resulted in higher demand for office spaces. The agency said industry players in the region posted as much as 60 percent to 400 percent increase in their employment.
Industry players also considered 2010 to be a good year in the construction and real estate industries, with numerous vertical and horizontal projects being developed in the region.
Neda 7 attributed the performance of the real estate sector to Cebu’s robust economy, especially the BPO and tourism industries. Also helping the industry was Cebu’s positioning as premier tourist and business destination and the low interest rates that made real estate investments attractive to investors and consumers.
For this year, Neda 7 is looking at a continued investor interest in the BPO industry as reinforced by the latest report from Tholon’s, recognizing Cebu as the 9th emerged or established BPO destination in the world. Industry players are also projecting a 25 percent to 50 percent growth in business volume and employees.
Neda said more BPO-ready buildings are expected to rise at the Asiatown I.T Park.
