Tasagaran sa ready for occupancy nga houses ky Spot cash for the total contract price or pwede pa installment sa downpayment up to 6 months.
If spot cash, are you going to apply for loan?

You have stated nga your finances ky naa sa low level ky both of you are still continuing your post graduate studies. Eventhough both of you are working, i-kwenta mn tanan expenses ninyo per month. Tan-awn inyo capacity to pay if qualified mo. Then, sa collateral nga side, approximately 60-100% of the appraisal value sa property ma grant depending on which bank and if accredited ba. If you have some properties in mind, pangayo usa sa ilang payment scheme and try to inquire sa banks or PAG-IBIG to know if you are more likely ma grantan sa loan. If yes, you can now norrow things to the next level.

If naa rakay pang Spot Cash, why not. Much better mn gyud if inyo jud ang property (but the need will also depend sa inyo priorities and need).

for me Rent lng sa ko... di nko dunganon ang gasto sa hospital and housing loan... Simbako lng magkinaunsa si baby, at least naa pa mo emergency fund.. Plus gasto pa sa gatas, vits, check-up, Vaccines, etc... sa Rent, kung magkalisod mo sa money, kung madala ug hang-yo ang landlord , ky nasakit si baby, nahospital, simbako, at least naa pay palugit ba.. kay sa bank, mapenalty nya mo if dli kabayad on time..

nice na owner namo ug house&lot then baligya ninyo when you go abroad or migrate, but when is when? basin mag-una ug approve inyo immigration and wala pa naimpas sa bangko ang H&L... kinsay mo-continue or assume ba na? but if dili madayon, pwede mn pd paabangan ninyo in the future...

TS, don't go into the bandwagon of getting a house. Renting has its perks too. U don't have to worry about the cost of maintenance, property tax, home owner's association if you will live in a subdivision and all those unexpected stuffs that comes with home ownership. According to your situation that u said, I think you aren't ready to buy a house pa. Build money sah before buying and check sad sa mga forclosed property. Daghan ni default bayad so u will get a house and lot in a low price if you just check and be patient. Good luck.

Khan academy has a very informative video with regards to buying or renting a home: Renting vs. Buying a home - YouTube

He personally prefers to rent a house instead of buy one.

it all comes down to budgeting TS,

first look at your income for the both of you, houses in the city are expensive BUT you can find cheaper houses outside the city.
if ang mag rent man gani ka and the cost is more or less the same as buying a house then you should by one, your plan of going abroad is not an obstacle since if madayun ka ug larga, you can utilitze your home for business (pa-abang) or you can sell it. Walay na alkansi if nag tagiya ka ug House and LOT, it is always a good investment.

There are many options, like PAGIBIG loans or rent to own condos,.. Kay for me, if you can afford to buy one, then why not?
kanang mag rent kay you are making the owner rich, and there is also that possibility that the rent will raise in the future..
