Base on my own experience pa-construct, kanang imong budget nga P400k kulang jud na a 36sqm house.
Samot na og 2 floors.

i have an ongoing construction... mukabat jud ug 18-20k per SQM sir. Depende pa jud sa material quality nga gamiton. Like sa amoa ang amoang gi assure nga top quality ngam aterials ang pondation. wala pod mi nag contractor, naa mi close friend nga engineer maoy amng gi pa manage then thank God nakakita mig foreman nga maayu jud ug mga members pod na maayu jud plus igsoon namo lang ang timekeeper para mka assure jud na nag trabahu ang mga tawo kay in case wala ang engineer naay magbantay jud if wala ta pirmi sa site. if med quality lang sir then dili lang jud ka palabi ug design na elegante jud, madala ra guro ug 15-18k sir, finish nana. I can share the details of the team if u like pero nag construct pa sila sa amoa run heheheh, mga december guro mahuman pohun God's guidance.

Good Day, for low cost housing 12,500 - 14,000 per sqm depending on materials used and elevation of the lot.

On your question @jerzx777, you are targetting an 11k/sqm cost.. which is a very low budget. Bare houses will cost 15k/sqm at the least nowadays. No paints, no tiles, lowest cost on architecturals.

However, try to build with drywalls. It will cost less. Maybe you can achieve your home with your budget.
Drywalls uses metal studs & fiber cement boards. Use 6mm fibercement boards para dili dali mabuak.

Kung naa nay desgined, mag pa cost estimate lang siguro ko , tapos mangita ug foreman na maayo , then pinaka basic lang siguro na mga materials, . actually ang ako plan kay sama anang mga townhouse sa casa mira na 36m2 duplex na igo sa lot ..

Low cost housing lang bai, sama ra gud anang mga townhouse karon na sikit2x na tag 36m2. . kung naa lang siguro foreman ug mga good workers , igo igo ra siguro ang budget .. hehehehehe.

@cirext & @jackdi, Salamat sa inyo suggestion, ako nalang siguro ni etry bai, sa pinaka budget na pag construct ani puhon, tapos kung kulang gyud hinay hinayan nalang .. hangtod mahuman .. LOL !
