    Since you use leverage in trading forex, you can start with even $1 but you will not enjoy the gains or even internalize the lessons learned in losses.

    naa sad mi condo, in partnership ni siya ang we're planning to rent it out. we only have a unit so I guess it would be better if long term ky kapoy isa ra bantayan. mana na among equity so few months from now, pwede na mapa-rent-out if furnished na ang unit.

    daghan na ko nasudlan businesses pero murag di mo fit sa ako. tried lending, okay man siya pero daghan maglisod og bayad, mahurot imo patience ani... di ko ganahan mang-imbargo og real estate properties, sakyanan or kana ny value nga pwede i-collateral so ang ending ani, ako'y malugi, hehe... still on-hold ni siya ron pero naa pa gihapon active pero selected na lang till tanan di na makabayad, di na gyud siguro mo dawat or ma forced na to ask for a more secured collateral.

    naa sad ko'y gamay nga lot duol sa SM consolacion. daghan unta ma visualized nga plano sa lot but the problem is money so tambay ra ang lot.

    currently "managing" a pension house that's just very homey. this time, didn't shell out money (lain tao nag-invest in terms sa monetary aspect but this may drain our offshore earnings pra sa assumption of housing loan). so far, so good pero since layo man sa other ginagmay nga sideline, nabiyaan na ang uban and if i-weigh down ang "operational" costs over gain, di na sila (sideline) reasonable pra ipadayon. hago kaayo ang pension house ky halos everyday ka mag-housekeeping and do the chores. in time, mag-hire unya mi house-keeper.

    if ever makalahutay mi sa real estate, will add more investments ani nga bahin pero lain na sad nga target market pra retirement na kana passive na lang nga income.

    aside ani, mo balik mi invest sa UITF. gamay lang sa and this time, long term na gyud as it should be.

    pinaka-important is to invest for your health and future for your dependents. mag-lisod kog insert ani pero apil jud unta ni ang health and life insurance. these are the things you can avail when you don't need them but cannot avail when you really need one. we're aging and life is uncertain so we should be prepared in any way.

    1. Condo
    - approved na amo application on this sa duha ka banks
    - the other bank has this anytime advance payment feature and no minimum advance payment required
    - nag duha2 if i-spot cash nlng or iloan because if funds are ready, why not pay it nlng pra wa ny gastoan nga bank charges and insurances (life insurance--MRI and fire insurance) but then, here goes number 2

    2. House and Lot
    - we're supposed to take out the loan of the previous owner but loan take out is not that easy as it seems. Most of the banks do not accept loan take out except for one (among sa amo gi-inquiran) but wa pa daw sila ka try so murag dugay2 gyud ni ang processing
    - since the loan cannot be transferred to the other bank, we have to assume the loan either as is under the previous owner's name or sa new owner's name (the latter ky mas kuti and daghan changes mahitabo plus mas modako ang bayranan but the former is like freeing the previous owner with debt without the "new owner" having the guarantee nga maihaya na)
    - the interest rates are so high like almost times 2 sa uban banks and advance payment can only be done during the loan anniversary date
    - probably, we'll choose this over the 1st (condo) because we can just pay the former at our ease than this existing loan nga sakit2 ang interest and hapit npud ang loan anniversary date

    Summary:
    Loan for condo is not that necessary but because of the current Housing Loan, it is (in our opinion). We're aiming to finish the other one which has a very high interest rate.
    Loan for the House and Lot is necessary because we don't have ready cash for it.

    Sa Dream business, ayaw nlng, hehe... Ma yabo unya ta ani sa kadaghan utang. magpabilin na lang to as dream.

    Other businesses (ginagmay), it's very important because if smooth lang, okay man. BTW, kato zero % interest ako pasabot. Wa pako ka try business loan.

    Personal loan- we don't need it pero na intriga sa offer, karon nagbasol pabayron annual fee which they didn't disclose sa time pag offer.if you don't ask, they won't tell you rpud.

    Note:
    As much as possible, do not risk in availing loans for business you are yet to try and is uncertain of its ROE and ROI. If magsugod pa lang, daghan jud ma encounter problems and 10k (example lang) nga capital may multiply as much as (more or less) 10 times (pero depende sad sa nature sa business).

    Not really business, pero one way or another it aims the same goal-- capital appreciation.
    Stock market then FOREX trading.

    How did I start, sa UITF lang sa ky hadlok pa mo try sa stock market. Observe2 sa ta ani and basa2 ginagmay. Nindot pud iapil seminar (kuyog lang ang wa). By the way, you can start for as low as 5k sa stock market. If interesado mo, naay existing threads about stock market-- trading and investing.

    question lang, when you say capital dili raba ni limited sa liquid assets? like for example naa na kay yuta daan or naa kay other resources na wala imo ma tap pero naay potential, or even you yourself as human resource so dili necessary na maka ingon ta na 0 ato capital
