    due for repricing pud mi ron nga year bro. 3 year reprice sad amo gi kuha takeout namo was 2013. so same ta ug question hehe.

    hopefully mo down pud ta ug 6.5% kay ni risk pud baya ta pag initial pila nato sa reprice rates..

    What I have found out sauna is if mag reprice ang pag-ibig let's say sa imo current rate of 7% after 3 yrs, it would be 7+2%= 9% na ang interest after 3 yrs. Inani ba ghapon even if mo ubos ang interest rate after 3 yrs?


    Base sa above from anggwaponi's article, gina encourage sa pag-ibig na mo go for 3 yrs repricing period.

    Basin naa maka suggest ninyo dha if ok ba na mag fix rate or floating rate ang kuhaon na interest rate sa imo loan.

    dugay2x pa bro karon september pa hehe.. wa sad ko kbaw anang fix rate/floating rate da. option na nato as borrower? google daw nako..

    Ako nabasa sauna bro kay current interest nimo + 2%.
    Google nako balik if makit-an ko to na article.

    Ang recomputation kay base sa imong outstanding balance na bro.
    Ako advise nimo if naa kay pangutana sa pag-ibig kay adto mga 4:45 kanang hapit na mo close ang pag-ibig. Gamay nalang tawo ana dd2 sa inquiry section, ma tubag kag pag-ayo sa maka asikaso nimo dd2.

    Bro, naa ko question if ikaw mismo ang ni process sa imo loan to pag-ibig, sensya if daghan ko questions:
    1. Naa bay pirmahan ang seller na papers gikan sa pag-ibig? Aside lang sa deed of sale ug ang sa pagtransfer.
    2. Regarding sa loan application palang, kanihanglan daun ang original copy sa title? or basin later nani once ma assess and approve sa pag-ibig? kay assessment paman buhaton sa pag-ibig so di pajd nato ma persuade ang tag-iya to give the orig title to pag-ibig during application pa.

    Mao nay disadvantage if long term imo pag loan bro (20-30 yrs term).
    Kay ang unang gibayran nimo ana kay ang interest.
    Sa imo monthly, more or less 10% ray gihapak sa principal ana

    Nakalimot sad diay ko ug ask sa pag-ibig when pwd maka pay ug dako para mahapak sa principal.
    Pwd man daw ta maka bayad sa excess sa imo monthly.
    Ang kana nga excess mao nay mahapak sa principal.
    If maka ask ka ani bro, basin pwd nimo ma share diri na thread.

    Sa bank man gd kay every year (anniversary sa loan) raka pwd maka bayad ug dako then i deduct sa principal.
    Not sure if same sila sa pag-ibig.
