    mas.gi-una nila ang condos bro kay Cebu is gonna be the next Manila. its the destination of choice in the country right now. they already expected the need for condos here in the City since daghan na kaayo low cost developers compared anang mga lugara imung gi-mention.

    I may not like condos but the thing I really don't like is the sales pitch of agents telling people its a good investment as if once you have the property, you can sell it right away to anybody if and when you like and at a very high price. And a lot of people like mga OFWs fall into this trap.

    based on my personal impression, when someone tries to sell a condo unit, aside from mentioning the amenities and advantages of condo living, i never fail to hear that the value of the unit will appreciate over time so it is a good investment. on the other hand, people selling house and lots usually do not mention the word investment, instead they mention about the neighborhood, fresh air, nature, etc. well, maybe the target market is indeed different that is why the sales pitch is also different

    that's sales dude. u should know. you're supposedly a trader right? i don't think anyone would just fall into what you call a "trap" by just being told that condos are a "good investment" and that they can sell it at a "very high price." people are not stupid.

    people who buy house and lots don't usually buy to have it rented or sold hence why the sales pitch is different. condos will appreciate faster compared to house and lots because of the location. lagyo naman gud ang mga subdivisions/villages karon so dili cya ing.ana kadali ang appraisal compared to city living.

    add to the fact that there are fees that you will be paying and such information is not yet available when you bought the property, e.g. association dues kung tag pila per sq. meter once magsugod na ug puyo, but on the other hand, if there is a ready market of tenants, this is a good venue for investment

    not sure with other developers but in Ayala Land we already have that info available even before you move in. Usually the fees that you will be paying are the condo dues which are mostly for your amenities like swimming pools, gym, playgrounds, clubhouse, elevators, security, garbage disposal, generators and also for the maintenance of your condo bldg. Just like house and lots, there are also monthly dues for the maintenance of the roads, for the guards, cleanliness, etc.

    when the tenant does not stay in the condo, does the tenant still have to pay for all the fees? are there certain fees that are charged only when the tenant lives there?

    that's good then if Ayala informs their buyer/investors how much the association dues will be even at pre-selling stage?
