    Yes, di ma approve as personal loan or business loan same as what you have mentioned na reasons.
    Slim ra ang change sad ani ha pero try lang if pwede related sa housing loan imo iapply.
    Clean title and under your name naman imong property noh?
    ipa-appraise og balik sa bank (3.5k cost as of year 2013). murag mo increase nana kay naa naman structure.
    approx 80% of the appraised value pwede ma loan ana pero since complicated man sa imo situation, possible lower or depende na pag justify/negotiate (with supporting documents).

    then, negotiate sad kato naka kupot sa land title. willing ba siya ipa-loan take out sa bank so kuhaon ang land title. i-clear tong naka mortgage siya then i-indicate sad nga bayran jud siya.

    if ever okay siya ana then ma ok rasad sa bank, ipa-cash/credit to your account lang nig release sa loan since katag man imo loan to refrain from errors basi mahatag tanan kung asa naka-collateral ang land title.

    then, andama sad imo proof of income. as much as possible tanan imo ma provide.
    bahin sa room rentals, i-present ang lease contract and receipts. 27k monthly man imo ma collect so that alone kay enough2x na bya unta.

    pa compute sad diay the max term nga pwede pra gamay imong monthly amortization then pag bulk pay nlng in time if kaya na. ang sa sugod rmn na bagood jud so need nato i-stretch og maayo ang term as possible.
    then, ask ila years of fixing nga available and its corresponding rates. magkadako nga number of years nga fixing, magkadako og rate. naa sa 3 years to 5 years ang sakto2x ra IMO. bug-at ranang 10 years of fixing.


    if ever wala juy bank mo grant ana,
    ask nlng ka reconstruction sa loan nimo then hangyoa nga pagamyan og rate.
    then, pangita nlng sad lain pamaagi na ma consolidate ang loan.


    naa lang diay koy i-add:
    - if imo i-support nga income statement kay kato room rental, more likely i-decline ra diay gihapon kay bag-o paman. (bank/other financing firms) so pwede ka mangita og co-borrower better if family member ra gihapon, then iyaha latest ITR i-submit.
    - then bahin sa collateral, if ever gamay ra gali pwede ma loan out of sa imo i-collateral, pwede man lain pajud nga collateral pero per appraisal to ang 3.5k ha. then, if wala na lain ma collateral under your name, pwede ka mangita og co-mortgager. medyo kutihan ni sila ani but doable na .
    contract raman/agreement, special power of attorney, etc...

    ang downside, dugay ang processing ani. basi maabtan tuig bah, hehe...

    try lang pud sa bdo. paspas ila loan processing pero don't know if ma grantan. better if naka-build kag good relationship sa bank like naa kay checking account with good standing pra somehow maka-build og trust.

    based sa akong na experience with pagibig, mohatag sila ug letter of release or cancellation of mortgaged annotation if fully paid na. den adto ka mag process ana sa Registry of deeds

    hi. T.s... diri lang ko mo send ug message kai murag puno imo inbox.... ask nasad ko ug other way diay...wala paman jud na assume ang balay...what if mu ask kos banko nga i stop na ako monthly mortgage ,,naa bai amount ma uli sa ako nga monthly,,ive paid 15 months already...

    Ways nga aq ma think of kay kani rajud:
    1. Ngita mo assume sa loan/buy sa property
    - di jud dali makakita ani and if naa man interested, possible magsige pajud ka bayad sa monthly amortization until deal is closed

    2. Increase your income
    - while magpangita og mo rent, pangita sad other source of income (as much as possible kana no need na magpa-gawas og kwarta)
    - sure ka di nlng ni nimo padayon? naa koy gi turn down nga market kay 28 sila kabuok, basi masaigo sila sa inyo pero cheaper lang imo ipa-rent kay 3 days raman and medyo uncomfortable sad. ganahan man nila nga sa isa rjud sila ka house/building mo stay. May 15-18, 2015 tentative date. if possible masaigo sila and mo go ka, just let me know pra ma informed sila pero yaw lang sa pag rearrange ha. basi nakakita na sila lain.

    3. Talk to the Loan Officer/Manager in Charge
    - The best way to know their terms and conditions; settlement options and as such is to ask them directly.
    So far, wa pakoy nadunggan mohatag ang bank og leeway pra sa open loan account.
    -- ask nlng if pila ila penalty interest for late payment, pangayo sample computation, basi per day or per month ang charging
    -- ask pud if upto pila ka months with no movement sa loan, ma remate.
    kanang foreclosed properties, dugay2x paman sad na siya ma processed pero AMAP likay nga ma remate.
    - then, kato imo other questions like naa ba silay i-reimburse (which I think wala nmn siguro) in case i-give-up

    If padung jud remate, try to search bout unsaon nang foreclosed properties. basi pwede pa nimo mabawi ang property in time. like possible ba mabawi nimo ang property if you can come-up sa total loan amount plus outstanding interests (or settlement) in time.

    regarding sa mo rent...sa karun dawat ra mi ug bedspace kai ako gipapuyu nalang ako igsuon ngadtu so if nai mu rent kai bedspace ra una..mga 6 ka buok masulod sa taas nga kwarto...
