300T can finish a 12-30sqm house if you do everything:
1. You make a design with the cheapest material possible.
2. You do the plans. Walay building permitay (pero you'll have problem on this in the future esp. on electricity..pero ok rani if sa probinsya ka).
3. You do the buying & coordinating on materials transportation.
4. You supervise all the works all the time.
5. Hire 2-3 people nga relative ra to help you. Meaning, you yourself is also a laborer. So make sure you have the tools as well.

for a house bro you must compute 10,000/sqm ana
like if your area is 100sqm multiply it to 10,000 = 1m ang estimate nga gasto ana.
thats including labor and materials.

some contractors and even foreman mo ask gyud sila sa owner kung naa paba ilang ibutang sa haligi before sila mag buhos.. depende rana sa owner kung hilig tuo2x..

I am following inyo forum kay interested pud ko magka balay soon. Naa koy nailhan nga couple ang ila strategy kay gi una nila ang Master's bedroom, kitchen og cr. kay mao man daw pinaka important sa usa ka house.The rest to follow nalang if naa napud budget.
