    Exclamation Need Advise - Urban Poor Lot for sale!


    Maayong adlaw.. im planning to assume an urban poor house.. basically house lang ky ang lot under kuno sa urban poor.

    Location and price is good but im not familiar man gud sa pros and cons ani niya?

    Any ideas about ani or advise kaha?

    Exercise the necessary due diligence before acquiring the same. Accordingly urban poor lot, pero what qualifies it to be one? Make inquiry kung naa ba "organization" among the settlers. Basi mga professional squatters na imo napalitan. What document ang gigunitan sa nagbaligya. Kung dili ilang yuta, naa ba cla tax declaration sa ila balay, kay at least, nag bayad cla og buwis. Basta remember, sugal ni sa imo part TS kung mopalit ka og ing-ani nga sitwasyon.

    Mine is also urban poor lot..Naassume ni nako 5 years ago ug nabalayan na nako..Kalooy sa Ginoo naimpas na dyud..Naa mi organization dire pero wala pay mga title kay naghuwat pa mi sa uban..What i have is waiver of rights na notarized at SPA between the original owner ug ako..Kay kung panahon na nga matitulohan dili na ko magkaproblema nga matransfer sa name nako..Nag ask na ko sa lawyer about this ug niingon siya nga kung mopalit ug urban poor lot need nga naay deed of sale,waiver of rights ug SPA..
    Pero para makasure adto mo sa City Hall ug inquire kung sa nagbaligya ba dyud ang lot..Mao ra nay nahibaw an nako about urban poor lot..

    urban poor lots is specifically for the poor but some are selling it. basically it cant be sold coz naa nay agreement nga bayran na sa mga poor for a term before it can be sold to anybody with titles. same rana ug issue sa 93-1 nga kaso sa lahug.

    ubay ubay man mi nga assumee dire sir.dili dyud ni pwede ibaligya kung mangutana ka sa urban poor kay dili dyud ni allowed.pero it's between na sa mopalit ug sa tag iya sa luna..

    Thats why its protected by law coz it should be the "POOR" that should enjoy this kind of benefit. If one can afford a 3-5K amortization then buy a house and lot thru pag ibig. Its much more decent and safe to transact. Naay daghan gipang offer sa real estate section.
