    If concrete, no more than 3 floors high and you are really good at controlling your cost, good location, good planning of the space and semi or fully furnished - you are looking at about 5 to 7 1/2 years money back on an occupancy of above 80%. This is if you have the cash and not financing it.

    Otherwise, don't even think of ROI, cash flow is the game. Just think about it, leave money in Bank double in about 12 years at today's rates. So don't go into real estate development unless you get at least 3X what your money makes in the bank.

    ROI for this type of business depends on 1. location and 2. cost of construction. True the ROI will not be as fast as making a restaurant or anything else. But this is a business that will last you. after the construction maintaining is the only problem left. 5-10 years I'd say depending on Location because you'd be able to adjust your pricing may it be per room, per unit per person.

    btaw dugay jud ang ROI pero once nabawi na nimo save na lang kag gamay para sa maintainance...

    i think ROI is not a problem for an apartment business, just make sure u can pay ur debts, dli sya makuha sa bank n ur subsistence.. its a perfect business i think kay naa jud return maski unsaon.. sunog lng ang contra.. just make a good contract lng jud.. we hav a lot in escario, wr planning to make it an apartment, problema lng naa among cousins nagpuyo, kanus.a kaha ni sla mo pahawa tawn.. hulat lng mi masunog.. joke

    Thanks for the feedback. Does anyone have any idea how much dorms or bedspacers charge for rent ? like per head? per room? how big are rooms and how many people?
