    ang developer sa genesis kay johndorf/prohomes (ayala fgu building, 2nd floor)
    na-a sila bag-o nga housing atbang sa genesis bag-o ra gi open, st. bernadette, gi feature man gani sa sunstar karon nga issue.

    so far ako-a comment ani nga developer kay mahal ra ilaha units. i doubt if ma ka ingon baka nga low-cost housing bani sila nga developer kay in terms of price/value mahal gyud ilaha balay compared sa DECA ug uban pa.

    For value and money, go for DECA housing and Joanna's Legacy Homes.

    I used to live in Deca Talamban, with an extra lot beside my unit, but still it was very difficult. I could actually hear my neighbors noises...like fixing the door etc etc. Plus, the developer told us we wont have any problems with water because we have our own tank, too bad it wasn't totally ours, it was actually built there so that Pag Ibig will approve the subdivision. They also promised that we will have our own entrance, but up until now, my friends who still live there said that they still pass thru Villa Leyson which happens to be a very congested subdivision.

    like u my bro's im just an average person, dili makakuha ug high-end subdivision...
    i settle now with low cost...

    for now, i consider bayswater... i have just reserve 1 unit of gumamela...so far, i compared it to the rest of low cost housing here in cebu, i could say na competitive rapod...

    i was able to compare it with aldea, deca, ug katong joanna legacy?... ma turn-off man ko mag-tan-aw sa gamay nga dalan gud pod...

    my soon to be unit is situated in 6.5 meters width sa road, OK ra na? ...discourage man gud ko low cost kanang maglisod tag parking sa atong tartanilya gud... like sa villa leyson ba, pwerte man ka gamay sa ilang road oi... naka abot ba kaha nag 5meters wide?

    in bayswater amo nalang kulang is 10-15k for the elec lines ug water...all in naman ilang package... tiles, partitions, paints...by december 2008 pa hinoon ang turn-over...atleast i consider nga 5K is abang but maamo in the end... me,pabaga lang sa face ron, ipon lang sa sa parents....

    Naa jud ta ko plano nga mokuha ug unit and Im still searching for the best location and offer.
    Pero based from comments here, murag maglisud na nuon kog choose asa ang mas nindot. Considering sad na dia duol sa IT Park ako trabaho. Very informative kaayo ni nga thread.

    anyone naka kuha sa BAYSWATER mactan here?...particularly gumamela unit?..

    i just got disappointed the way things turns out... nagretroactive RAISE napod sila sa ilang unit... pwede ba na? even if naka reserve naka?.... heres the complete story:

    last january 2008, sinulog fair sa BAYSWATER is P888K.... but pag-adto nako nahutdan na... the next day... ilang price is 988K... its the time na nakapareserve nako...should be P238k akong bayranan nga equity for 3 years kay ang available loanable sa pag-ibig ingon nila is P750K...i paid my reservation last week of january...

    after i process all the documents... and opening check account for the PDC sa equity...last february 7, their director of sales (KEn salimbangon) informed their agent na they will raise the value of the unit to 1,088,000.00. that means to say , my equity mapun-an napod ug mahimo ng P338,000.00 kay ilang reason, ilang gipadak-an ang floor area from 49 to 54 or 56bato pero same ra gihapon ang lot area of 40 sqm... hibong lang ko kay service area raman diay ... i dont knw if apil pa diay na sa kwenta... pero sagdi nalang, as a buyer in good faith.... nituman rapod ko ni add napod ko sa akong monthly amortization sa equity...

    recently, my agent informed me that there's another increase of 80,000 representing miscellaneous!!! my God!

    i could not take this anymore... unsa inyo ika advice sa ako mga bro?...

    if naa gani fellow istoryans nga nakakuha kindly PM me... so that daghan ta mosulbad sa problema...

    ika 4months na nako nga amortization sa equity...had it been nakahibaw ko in-ani diay ning Bayswater... nakakita na unta kog lain that's worth paying for...

    pls dont expect too much privacy in a low cost subdivision coz i know. although an association will be created but it still be dependent on the kind of people living there. swerte2x ra na sa silingan nimu ug pagpasabot nimu nila sa imung gustong privacy. swerte ko coz i have neighbors that understands us and vice versa. magkasinabot man jud mo madugay coz some kind of bonding will be created as time goes by.

    A lot of low cost housing developers, from the word low cost is low on service also. Take for example Joanna Legacy Homes. OMG, ma highblood ka. Starting from the management who kept on delaying the project to the below average staff na "genius" kaayo ug mga ideas. Genius as in bright pa ug analysis ang elementary pupils. Tana lang, tana...... bisan man lang pulihan na nila ila mga staff para dili na maadd pa ang kunsumisyon sa mga investors.
