    Default Pag-ibig housing : assume

    Pero kani nga scenario ky AFTER na ma assume, NOT the process of assuming mortgage..

    Ok..,
    Bcin naa pa gyud diha real estate agents/broker nga sweto gyud as of today.. mas maau updated info.


    Actual scenario:
    Naa mi silingan nga ni assume (both parties did2 gyud sa pag-ibig)...
    ..in short .., nahuman gyud tnan process(dali rmn kuno)..


    My concern :
    According sa akong silingan, ang paagi na kron sa pag-ibig kung mo assume ky prehas ra sa amount sa monthly amortization kadto panahon gi acquire ang house sa original owner, w/c is OK ra sabton..
    PERO, DILI mo sumpay sa remaining years/months sa previous owner "kuno" kinhanglan mag START ug balik..
    meaning, back to 1st month ang pagbayad sa monthly amortization..
    "kuno" lng ky cla rman ng pinirmahay didto sa pag-ibig matud sa amo silingan..,

    Question:
    I thought ang pag assume mo sumpay nlng ka bayad sa remaining months sa original owner, DILI diay?


    I don't need explanation about the process, transferring,.. etc.. ky naa sa thread link ako na nabasa...

    so ang katong previous owner nakabayad nag ug 10 years so ikaw back to zero napud ka? maypa kuha na lng ka ug new unit instead mag assume...
    i think mo continue ra ug bayad ang new owner.

    Ang case sa amoa kay ang amoang unit wala nay bayad bayad.
    As what we have heard mo abot gani ug 6 years, imbargohon na daw na sa Pag-Ibig ang housing.

    So ang amoang action plan, I assume sa usa sa among Family Member.
    Para ma salbar ang balay. Para lain napud name.

    Pero ang condition kay back to zero gyud. Balik uno ang pag bayad.

    Naa pa gani to sila gi tawag ug reservation para dili nila i deal ug lain.

    Yes, back to 0 na gyud f hunahunaon.. pero sa ako nasabtan, ang main advantage is barato ra ang iya monthly compared sa current value. Kay kung mokuha cya ug NEW unit under the same lot area ug house, lahi nmn ang current rate.. if 5k/mos iya byaran, nya 7k na diay ang current price sa new unit, so mas mka brato gyud in the long run...

    I see.., ingana cguro ang nhitabo.. bcin wala na to bayad2 ang previous owner mao nga back to 0 na ang new owner..

    Sa uban dha, bcin naa knowledge about assuming mortgage nga complete ang payments b4 mo assume ang next owner.. back to 0 ba gihapon?

    Depende guro sa years nga gibayran sa first owner. The more magkadako ang years, the more pud magkadako ang assumption.

    Mura dili siguro back to zero with same amount, try to imagine , for example balay na worth 2 million, tapos nakabayad na ang unang owner ug 10 years, of course ang condition sa house , daan na gyud kay 10 years na gud.

    Kung naay laing tawo na mo assume sa maong house , I think the current price sa house kay less na gyud kay daan na gud. . .

    It will back to zero probably with less amount than the previous one. .

    asa ta kita ug maayo nga source regarding ani? ingon ang pag-IBIG nga kinahanglan nakapangalan na sa mismong principal borrower ang property meaning ang buyer sa property nga gipa assume.

    My husband and I bought a house in Seattle by taking a fixed mortgage for 15 years (2.28%), but after 7 years we had to move to the UK and it was an emergency so we didn't have enough money to pay the loan off and just had to transfer it to my cousin. We did get some money for 7 years that we already paid for the mortgage but still, it felt awful because we got used to this house. Hope they will find us an affordable loan.
