    What are the Pros and Cons with Investing in...

    a) House
    b) Condo Unit

    A lot of people say that its a good investment... which can be true for some. Interested nako in getting either a house or a condo unit, but not sure if unsa ang factors e consider. Gusto ko nga ma rent out nako, but what if walay mo abang? Or let's say maayo lang sya for resale and not for letting? Ma usik ra nya ang panahon nga walay naka occupy since naa ko abroad. I want to hear your insights, hilabi na sa kadtong may experience na. Salamat!

    A. If i-biz,
    1. first i-consider is your target market.
    - Naa bai possible moabang.
    - What type of market, their lifestyle, budget, etc

    2. Location, Neighborhood
    - Accessibility (naa bai taxi/puj/etc moagi)
    - Convenience (duol ba sa basic establishments kailangan such banks, grocery and convenience stores, kan-anan, etc)
    - neighborhood (refrain lang ani nila- duol sa squatters and light materials nga structures; areas nga known delikado or daghan "kawatan", "adik", etc)

    3. Orient yourself with the Seller (Individual or Developer)
    - review ilang finished projects and na turn-over nga units

    4. Your Budget/Capacity to Pay
    - i-consider sad ang worst case scenario like what if maglisod ka kita og market, kaya ba nimo molahutay og bayad bisan kana nga investment doesn't generate income for several years?
    - if condo, please bear in mind nga naa kai monthly condo dues bayran once na turn-over na ang unit whether imo na gigamit or not.
    - if inside a subdivision, ang uban naa sad admin fees pra pang-maintain sa common areas, amenities (pool/sports court/etc) and sa mga personnel such as guard and carvel if applicable.


    5. Right Attitude and Luck
    - usahay swerte2x lang sad jud.
    - usahay di sad kayo mag matter pila ang worth sa property. murag Location and Market ang main key then proper management.

    6. Proper Management
    - ang maayo unta buhaton bisan unsa nga biz kay ikaw jud mismo ang mangunay kay it's your biz-- you value your money.
    - since wala man ka physically to manage it firsthand, better if makakita ka og masaligan and kugihan kay ang tendency ana ma tambay rajud.

    B. Personal Use
    - assess your needs and/or want (short and long term)

    If you have plans of residing abroad eventually, then a condo unit is a better option. You can have it leased while you're overseas. Just make sure to have someone in the Philippines (like a relative) who will collect the rent in your behalf. You may opt to choose long term lease only, make them sign a legal agreement, and ask for post dated checks dated up to 12 months in advance. The renter will just deposit funds to the check every month.
