Liquidity depends on but not limited to the ff factors:
1. Purpose of Selling the Property
a. For capital appreciation
- approx. 10 years or MORE if lot only and no improvements made pra klarong ni appreciate ang value unless timing nga ny nikalit mga projects diha nga lugar na makapa-increase sa market value.
- if undeveloped, you can do pre-selling and it will run approx 2 years (depending on how aggressive your marketing is, how good the property itself as well as its payment scheme) pra ma sold-out. but remember naay dead elephant sad nga properties which will take more than 3 years pud. usually, it will take 5 years ayha ma turn-over and developed na nga lot; 2 years or less pra matukod ang condo; 6 months to 2 years or depende sa developer if mag tukod og balay.
b. Property Assumption/Rush Sale
- tagasaran lugi ang seller ani since rush man. mo go na siya to the nearest price nga iya gusto.
- depending on marketing, property itself (clean title; nindot location; ok price)
2. Location and quality sa property
- strategic ba location
- safe ba or basi prone sa sunog; igo sa fault line (earthquake); bati quality sa soil like dali ra mo erode; bahaon ba dira nga area
3. Developments in that area
- if ny matukod nga mall like sa SRP, daghan sad mamalit diha nga area
- if ang area sa imong property kay nakalit mahimong dump site sa basura, lisod mangita buyer
4. Type of Property
a. Condo (pre-selling; ready for occupancy; used)
b. Commercial, residential, industrial or agricultural
5. Total Contract Price and it's size (FA and LA)

Liquidity of real estate here in cebu depends on the progress of the site and it environment.
If fast developing ang area or we say crowded ang area like downtown. Prizes of property is so expensive and it's sale rate is very high.
Some take months and others take years to be developed..
But one thing for sure is that prizes of real estate here in cebu is increasing each time. Especially kanang mga pre-selling property of the developers..
Do we have data or where can we get data para ani. Kay usually man gud ang ako-a mabati-an mo ingon nga magsige saka ang price kay ang namaligya ra pud sa property. I have been keen to investing in real estate (i have heard about flipping), pero need more info pa kay dako2x baya ni ipagawas nga money.
naa to'y istoryan pud murag itry niya ang flipping but usually kana mga stretched payment terms kay priced-in nmn na according to the term of payment.
pero possible rapud ang flipping sa pre-selling where ang installment payment kay not that stretched like upto 2 to 3 years then ang remaining balance kay i-fully pay na inig turn over. but then, capital-gain ratio plus the amount of time before ma liquidate, ambot if worth-it ba jud. based lang sa akong na familiar with, ni grow siya og 15% in 2 to 3 years time or more. 2 years installment payment then processing sa pag turn-over then pwede na i-resell. 15% gross pa diay na. exclusive of taxes, move-in fees, etc...
