    yes, pwede man maka-advance payment sa pag-ibig both self-employed and employed. but if sa employed nga part, okay raba nimo ikaw mo shoulder sa part nga bayran sa employer then pa reimburse ba ron every month or the other way around-- okay raba sa employer mo advance pay sa inyong pag-ibig then auto-debit nlng sa sweldo every month?

    loan, pwede sa pag-ibig office jud or kana bayad centers like kana naa sa SM- bills payment.
    housing loan payment thru salary deduction? not sure ani, depende siguro sa amount. if higher pa gyud inyong salary versus the monthly amortization, maybe, pwede ka maka-request ana ky ang salary loan, auto-debit man sa salary.

    Question: What if my purpose is to buy Agricultural lot? Is it supported by banks and Pag-ibig? If it is, are there different terms?

  4. #84
    Hi, sorry can't answer most of the in-depth questions for individualized situations. The companies with lending service are best to approach to as rates change from time-to-time and eligibility for loan depends on your purpose, capacity to pay, etc and not-to-mention some special cases which can be negotiated between parties (alternative req'ts).
    @nx0817,
    purpose: to buy Agricultural Lot
    1. basic req'ts
    2. 2nd batch of req'ts
    - major req't is the land title
    ---> common scenario, the land title of the property to be purchased should be surrendered to the bank as collateral but in "most" cases, it would be difficult to surrender the land title for you are yet to buy it and it's not yet under your name.
    In this case, letter of guarantee from the seller must be provided.
    Note: The loanable amount when your collateral is/are Lot/s (especially agricultural lot) is below the market price and appraised value as well whose percentage varies depending on the internal credit policy of the company.

    Another option is to present other collateral that you've already owned, appraisal fee is PER collateral.

    For more details, bank hopping na.

    kung mag housing loan sa bank, mag monitor pud sila sa completion sa house construction?
    ang release sa loan is one-time ra ba or in batches depende sa house completion?

  6. #86
    @april052009,

    haven't tried... pero don't think so mag monitor pa sila ky ang value sa collateral ila i-base and clean title (collateral nga side).
    the full net amount ang i-release one-time...

    never heard nga ny staggard pag release sa amount which will make the computation complicated.

    @ mam april052009, yes mam ang bank naa na sila percentage. if wala ko masayop 0%, 30%, 60%, 90% unya 100percent. example ang contractor mo bill na? naay appraiser na mo adto sa site ila tanawon ug naka 30% naba ang construction, kasagaran ang 30% sa bank naa na 2/f slab usa pana e release sa bank ang 30% sa imong gi loan unya ug mo bill napod ang contractor adto napod na sa 60% balik napod ang bank appraiser sa site e check ug naka pasar naba ang construction sa 60%, ilang 60% naa na rough-ins electrical ug plumbing unya naka roof framing na unya ang ilang 90% kay completo na imong house.. diba secured kaau ang owner humana iyang house @ 90% pa. if interested mo call me and i will set you meeting with my boss para mas ma explain jud sa inyo ug maau..
