Naa koy question to those who are familiar with construction....

Planning to get a house this year, nag duha duha ko if I will go directly to subdivisions nga perti ka dagko ug mark-up or I buy a lot nalang and have a house constructed.

If mo palit lang ko ug lot then pahimo ko ug house, are there any prefabricated walls available sa Cebu? So I dont have to hire carpenters at a longer period and wait too long para maka kutod ug balay.

What are the advantages and disadvantages of prefab walls?
Pilay average price difference if traditional nga construction (hollow block) versus prefab
Time difference sa pag contract sa duha?
Pilay average gasto for a 2 storey house with 4 bedrooms and 2 toilet and bath, then one side of the house wall is glass from ceiling to floor.

Sorry daghan kaayo ko questions, I just want to get inputs from fellow istoryans. Kay usahay ra baya sa kinabuhi sa usa ka tawo maka panag-iya ug sariling balay, just like me. So suliton nalang tamo ug pangutana para di ko ma alkanse. hehehe...

    peace!

the least i think for columns is 30cmx30cm if you can make it larger the better but it has to be proportioned to your house for it to look nice.

@highhells: i wouldnt advice using prefab if you only want to construct 1 house. ky mahal ra kaayu na. although the construction is fast but the cost is high pro kaya ra man cguro nimu na. prefab houses already have load bearing walls making it more durable comapred to CHB houses but the joints should be done properly for that.

ang window frames will depend on materials wether plain aluminum, analok or uPVC. sa glass naa pud clear, bronze, gray and etc. the price will depend on the materials gyud. kng analok imu then bronze glass with you dimensions i think it would range from 5k-7k.

sa amu ang 10 wheeler load is 3.8k that is apporoximately 14 cu.m.
