I am now lowering the price to 300k. That's 120k less than what I've already paid for.
I am looking for somebody who can assume my house & lot unit in Mactan, Babag, Lapulapu City. Townhouse is La Aldea Buena, developer is Pueblo de Oro, and this was bought year 2005. Do note that this is a bare unit and has never been occupied.

I had this unit through PAG-IBIG, payable within 25 yrs. Summing up all the payments I made since day 1 will amount to, more or less 420k, including equity (downpayment). I will just ask for 340k (that's 80k less) because I understand that repair expenses will be incurred due to it being a bare and non-maintained unit.The buyer need not pay the full amount though. I would only need 60k-100k for downpayment. We will just come into agreeable and favorable terms on the remaining balance. The buyer will then assume the monthly payment of 3,798, or he/she also has the option to pay the PAG-IBIG remaining balance. I didn't even add up the appreciation value of the property that has reached 300k.
Already paid equity from 2005-2007 (5,000 x 24 months)
Already paid PAG-IBIG amortization from 2007-2014 ( at 3,798/month)
I've asked the developer regarding the current selling price of the property.
Edren, the marketing manager of Pueblo de Oro, said the unit is now worth 950k.
Total cash payment (340k + pag-ibig balance) = around 800k
