    Canvass lng gyud and makakita ramo ug barato..try ani gipangsuggest kung mahalan raka,canvass nasad untill maabot na sa budget nmo.

    moved back to davao more than a year ago. naka assume ko ug balay ngari did some renovations mao ni ang trabaho. finished in 2 months spend around 300k on materials and labor. labor in davao is a lot cheaper. compared kato naa ko gi assume sa deca jagobiao before.

    yep. i prefer nga way 2nd floor ang balay ug dali lang limpyuhon. the lot area is around 135sqm floor area is around 60sqm i think. 2 bedrooms 1 cr. but still open for extension in the future when i have a family pero sa karon this will do.

    one thing thou. if you are planning to have a sliding gate make sure to maintain it regularly around everymonth ang grease. kay kung d ay pirting gahia. i think thats the only drawback in installing a sliding gate. other than that it saves space.

    I am not contradicting on what you stated above. I would just like to share what I had been doing for the past 10 years work abroad as an Interior Designer.
    1. it does not really matter how small your lot is, the most deffinite is how you utilize the area wisely. I would prefer to have it on 3 floors
    2. 18k/sq.m is a lot. we could use low cost and even raw materials that we could salvage from old houses... I would suggest to contact me I can be able to design your house with 2 bed and 1 bath and a terrace. for the setback of 2 meters kindly check if the lot is located near the road or just an ordinary agri lot. send pics of the neghborhood. from there we will base if there is a setback or not.
    3. lastly anyone who would like for me to CAD design their house I would love to do it for FREE. just want to return the blessings to my fellow.
    4. Interior Design and the estimate of building the house would cost a small fraction called fee which we could discuss.
    5. if you want to see the finish product i could also do a rendering or visualization of the area of your house not for free coz its hard to do. however its cheaper than cheap. give me time since i also have work. email me at august.christian@gmail.com or august.l@dwp.com

    I dont think i will be planning to have a 2nd floor for an extension. In cebu any extension will almost always be upwards due to limited lot area. Like any extension mu gasto man gyud ka. Sa karon i think kaning setup sakto nani for any start up family. Sa karon silbi bachelors pad pa ni hehehe
