I second to this! kaso lang kung magpapakyaw kah kinahanglan lingkoran jud nimo para ug samtang WIP ang trabaho unya waka kauyon imo dayon ipa modify kesa nauga nah semento or pintal or na weld na ang mga grills, trusses then waka kauyon doble gasto ang ending madak-an gehapon gasto.
Bottomline... waste of time and money.

Mao gyud, mao sad nay disadvantage sa pakyaw kay may tendency ma sakripisyo ang quality. Either quality sa trabaho kay pinadagan or sa materyales like mga low class materials ang ge taod or gedahpat!
Mao need jud close monitoring sa part sa tag-iya kay puslan man negasto tah.

A bit OT... I know daghan contractors naa ani nga thread, hopefully makatabang nako hatag direction where to buy the cheapest garden/walk way stepping stones. When I say cheap, I meant the cheapest jud. I am a noob to landscapes and I am trying to experiment a good design as a gift to my wife for our newly acquired house. Thanks.
Taking note of your concerns.
1) The 50 sqm lot is very hard to plan taking considerations of the setback requirements needed by the national building code. You need an Architect with special background on small space planning, not just a regular architect.
2) Realistically, taking your budget into consideration, rule of thumb dictates that on a per sqm basis, you would need to spend at least 18K per sqm to finish your project. Let's say, the construction floor area is 40sqm in 3 floors, so you would spend around 2Mil for this.
Nindot ang inadlaw if inadlaw pud naa ka sa site to monitor the progress. If wala pakyaw jud ang best option. Ang kakuyaw lang jud sa pakyaw kay di lagi tarungon trabaho.

Gawas nga dili tarungon ang trabaho hasta sad ang materiales substantard basta pakyawan kasagaran dili masunod ang naa sa inyong gisabutan... mas maayo if ikaw nalang palit tanan materials then pa adlawan nalang, be ready with your time!
^sakto gyud. if youre planning to have your own house it is a requirement that you spend time with the project. plus do a research about construction or you can browse this thread to have an idea about the do's and donts about the matter.
