    salamat sa info, no peace, murag importante kaayo na imuah gi ingon da. na-a mga banks gamay ug interest mga 10% pero ang prob kay aro ka ig-on sa insurance.

    By the way, ok baya ang La Montana nga subdivision, barato pero medyo layo layo sad gamay. Pero compared sa deca minglanilla ug uban subdivision sa lapu lapu, i think murag mas duol duol ni siya sa city


    any comments?

    for me ok ang la montana subdivision in terms of distance from home to work kay 9 kilometers ra ang gilay on. costwise, its also better compared to others kay cheap ra siya. It also has complete ammenities compared to others. I live in a socialized housing and for me the best ang la montana sa akong natan aw nga subdivision before kana kung tinuod ang ilang gispecify nga mga subdivision amenities.

    sakto ka bay ray, maayo unta nga dako dako pud unta gamay ang floor area aron ma igo gyud ang duha ka bedrooms, then sala, kan-anan ug kitchen. pero ok baya ang price, you could get the single detach then, expand lang later.

    Tan-aw ninyo sulit raba ang ilang gipang offer na houses? How about the Single detached, ok ra ba ni for its price of 540T?

    Me and my wife bought one unit (duplex). For me, mas reliable this low cost project of commonwealth compare sa other cheap subdivisions.

    i bought 30++ square meters sa kubakub road in canduman. two-storey townhouse with balcony. the agent told me nga sulit daw ang 650K price because wala man nikuha ug agents and other marketing collaterals ang developer nga maoy makapa mahal ug samot sa property. sila-sila ra ang ga market. i don't know pud pero i like the location man.

    Actually mahal na, 650k for 30++ sq.meter lang Is it cash or pag-ibig? Mas barato ang La Montana. Imagine 510k for a 72 sq. meter lot! Since I am paying through pag-ibig, mas cheaper siya because ang amo interest is only 6% per annum. Dinha sa imo napalit pila man? Kinsa nag process imo papers? In my case, ang amo agent ang nag process tanan mga papers.

    I advice, be careful in buying this kind of property kay basin in the future bayaan na sa developer. What if in 5 years or so magka problema mo sa drainage etc? At least ang la montana is owned by one of the best developer sa philippines. Let just hope nga dili bayaan ang inyo subdivision sa developer.

    naa koy unit sa Deca, maayo ang deep well kay kusog ang pressure compare sa MCWD nga kusog py ihi inig buntag (cabancalan).

    pwede mo ask tag pila ang price per cubic meter sa tubig sa deep well sa DECA compared sa MCWD?

    To ALL nga nag basa ani nga thread!

    Mag ask unta ko asa dapit inyoha preferred location if na-a low-cost housting developer plam mag develop ug subdivision, then kindly state your reason why? unsa mga PRO's and CON's inyoha na kita sa kana nga locaiton.

    Mine:
    a. Going North
    ex: Talamban Area (La Montaña) - duol duol sa schools and city, traffic as of the moment, road needs widening, shortcut road going to consolacion/mandaue needs additional improvement, mountain view , mag baha gyud basta uwan, needs drainage improvement. gagmay ug lot pero reasonable ang price.
    (na-a ba Deca Liloan? , Deca Danao)
    Danao - far from cebu city, low prices ang houses, no alternate road going to cebu

    b. Going South (Deca Tungkil/Tungha-an)
    Minglanilla Area -layo-layo sad, pero sure ang sakyanan kay na-a multicab/buses mo labay, na-ay KMK nag byahe, sudlonon,
    na-a alternate road going cebu using SRP, mas maayo if na-a ka own service. Barato Barato na price compared sa uban then dagko ug lots.


    c. Lapu-Lapu Area (Camella, Aldea, Johanas?, Genesis, Deca Mactan Phase 1 and Phase 2)
    - traffic kaayo, layo sad, if ma putol ang duha sa bridge kay PAKSIT gyud, mag eroplano nalang padulong cebu
    kundili mag langoy heheheh. If na-a mag bang-ga/abirya dapit sa old bridge nga route, traffic gyud.
    - gamay ra nga public transpo mo agi sa second (new) bridge
    - gagmay ug lots, mahal ang houses (mahal daw kay duol ug beaches, mepz ug airport)
    - alternate means of transpo available such as ferry and barge
    - naghan na kaayo mga subdivisions

    Any additions? comments? and suggestions are welcome
