    kung tuman jud ta sa balaod gud, halos tanan nimo himo sa pagpatrabaho sa balay naa jud nay permit. mangayo jud ug bahin ang goberno ana. like bldg permit, renovation/extension permit, fencing permit, excavation permit, occupancy permit ug uban pa.

    pero kung imong balay naa sa interior part nga lugar, dili jud daplin ug mga main roads ayaw nalang kuha ug permit oi. anam2x nga renovation ok rana wala basta dili lang sad maka balda sa silingan imong pagtrabaho..

    gamit man lang gud nang building permit kung gi loan nimo imong balay kay for documentation. ug kung bago gyud imong balay kay requirements na sa VECO. no building permit no electricity..

    unsa imong pasabot mam naay part sa inyong lot nga gihimo ug road right of way sa mga taw? kay sa balaod man gud obligado gyud mo muhatag ug right of way nga minimum of 1 meter wide. or ibaligya na niyo nga part sa inyong lot sa mga taw nga mogamit as agi-anan..

    pwede ra bisag unsa nga design sa fence basta subay lang gyud sa inyong property line.. mas maayo magpa survey mo ug usab ug geodetic engineer aron maklaro gyud ang sakto nga property line.

    Kani sir mao neh, muhon to mohon.

    Actually ang kasamtangang nakakural is 300 sqm. karon gebahin man sako Mama bale tag 150 mi sa ko bro apil sako bahin ang haus, kaso lang ang ako kay naa man sa intrada, gawas sa kural moagi mga tawo gikan sa ibabaw padung sa main road. Ikatulo nga haus from the main road amo location.

    nabasa nako sa 1st page 10k-15k per sqm ang budget kung patukod ug balay. kini nga amount ba kay ma apply pud kung renovation lang? kay i have been planning to renovate our house. ako plano kay ilisan ang tanan kahoy ug either steel or aluminum (nag sugod naman gud ug anay) so ang mga wooden trusses sa atop kay ilisan ug steel trusses, ang mga wooden door jambs and windows frames kay ilisan pod ug either analok or aluminum. ang mga wood/plywood walls kay ilisan ug cement or hardiflex. im keeping the tile floorings kay ok pa man. unya na shock man ko sa gipangayo sa contractor (1.4m) hinoon nindot iyang design ug apil napud pintal. but i think 1.4m is too much. single storey lang and approx. 150sqm ang house area.

    kinsa expert dinha, hatagi daw ko ug tambag palihog. ty.

    @miramax: stop pa amung project krn. tigum nsad pra sa next project.

    @yokam: most likely same gihapon naa man difference pro gamay ra. ingon cla mas dako pa ug gasto ang renovation kysa mgptukod ug bago. ky ang paguba sa mga existing structure will take time and cost. but in your case since it will not be involving a lot of modification to the existing structure i think dli kaayo costly. but the amount would still playing around that figures.

    heres what i suggest, present it to other contractors have them supply their bill of materials according to what you intend to have in you house. and then compare which one offers the best. take note the lowest bidder is not always the best. the BOM presented by the contractors should be precise as to the quantity needed if not approximate. pwede man sad nimu msukod ang imu project by that you can get an approximate estimate of the materials needed. and when you got all the BOM, its by time you can use it to your advantage. mgcanvass ka sa price sa mga materials for you to know if sakto or sobra pa ang quotation sa imung contractors.

    since dako man imung renovation mas maayo if you will award a contractors based on the project. like for instance if project involves roofing award it to a roofing contractor, windows and doors award it to a glass supply fabricators and etc. although tasking cya nga buhat but you will save a bit with the process. naa man gyud cut ang uban contractor if ila ipasubcontract ang uban projects. since it your house you will be the contractor of your project.

    Before ako budget is 50K this time morag doblehon nalang nako ang figure maski resaykolon nako ako interlink.Kay ako gekwenta daan ang labor almost 20K naman roughly.Using this formula 350(foreman),250(mason/panday)150(helper) * 26 days.Basic math approach bro ako gamit,he,he.

    nehatag ko design taga diri sa istorya na shock sad ko kay niabot almost 500K.Nagresearch ko sako mga friends mas economical if kaila or paryente motrabaho unya inadlawon kay kontrolado nimo materyales.
